Skanska Sells Gothenburg Multifamily Rental Project for SEK 380M

Skanska Sells TingsParken Rental Housing Project in Gothenburg for SEK 380 Million

Skanska has agreed to divest TingsParken, a self-developed rental multifamily residential project in the GoCo area of Mölndal, Gothenburg, Sweden, to the Folksam Group through KPA Pension for approximately SEK 380 million. The transaction strengthens the long-standing relationship between Skanska and KPA Pension and adds another residential development to their established investment partnership.

The divestment will be recorded by Skanska Commercial Property Development in the fourth quarter of 2026. The transaction is scheduled to close upon completion of the development, which is currently planned for the first quarter of 2029.

The TingsParken project will deliver 128 rental apartments alongside a small commercial space, contributing to the residential offering in the GoCo area. With a total leasable area of slightly more than 7,700 square meters, the development is designed to provide modern housing with efficient layouts, attractive residential features and a focus on energy performance.

The agreement reflects Skanska’s approach of developing residential properties and transferring completed projects to long-term investors. For KPA Pension, the acquisition adds another rental housing development to its portfolio through its relationship with Skanska.

TingsParken to Deliver 128 Rental Apartments

Located in the GoCo area of Mölndal, within the Gothenburg region, TingsParken is planned as a multifamily residential development comprising three buildings ranging from six to nine stories.

The project will include 128 rental apartments with a combined leasable area of just over 7,700 square meters. In addition to the residential units, the development will incorporate approximately 190 square meters of commercial space, providing a small non-residential component within the project.

The buildings are being designed with efficient floor plans and attractive residential qualities intended to support comfortable everyday living. The development will contribute additional rental housing to the local market while creating a modern residential environment for future tenants.

The combination of residential apartments and commercial space forms part of the project’s overall design. By incorporating these uses into a single development, TingsParken will provide a mix of housing and limited commercial accommodation within the GoCo area.

The project is scheduled for completion in the first quarter of 2029. The final transaction between Skanska and the Folksam Group, through KPA Pension, will take place when the development has been completed.

Focus on Energy Efficiency and Sustainable Building Standards

Energy performance and environmental certification are important components of the TingsParken development. The project is designed to achieve an energy rating of B and certification under Sweden’s Miljöbyggnad system at the Silver level.

Miljöbyggnad, which translates to Environmental Building, is a Swedish building certification system that assesses properties against environmental and sustainability-related criteria. Its standards provide a framework for evaluating building performance and supporting more sustainable construction and property development practices.

The planned energy rating of B reflects the project’s focus on energy performance. Together with the intended Miljöbyggnad Silver certification, these targets establish environmental considerations as part of the development’s overall design objectives.

For residential investors, energy efficiency and building quality can be important factors in assessing long-term property performance. For tenants, these characteristics contribute to the overall quality and functionality of the living environment.

Through its planned sustainability standards, TingsParken is intended to combine contemporary residential design with measurable environmental objectives. The development’s three buildings, efficient layouts and residential amenities are designed to support the project’s long-term use as rental housing.

SEK 380 Million Transaction Scheduled for Completion in 2029

The transaction is valued at approximately SEK 380 million, representing the agreed divestment of the self-developed residential project to the Folksam Group through KPA Pension.

Skanska Commercial Property Development will record the transaction in the fourth quarter of 2026. However, the actual closing is conditional on completion of the development and is expected to occur in the first quarter of 2029.

This timeline separates the planned accounting recognition from the final transfer of the completed project. The arrangement allows the development to progress toward completion before the transaction closes.

For Skanska, the divestment forms part of its development model, in which the company develops properties for eventual sale to investors. For the buyer, the transaction provides access to a planned rental housing asset in the Gothenburg region.

The project will need to reach its scheduled completion milestone before the ownership transfer can be finalized. The stated timetable places completion and closing in the first quarter of 2029.

Expanding a Long-Standing Partnership

TingsParken represents another addition to the established collaboration between Skanska Hyresbostäder and KPA Pension, which is part of the Folksam Group.

Including the latest transaction, the partnership will encompass 15 rental multifamily residential projects totaling approximately 1,700 apartments. This portfolio demonstrates the continuing relationship between the two organizations in the development and investment of rental housing.

The collaboration brings together Skanska’s residential development capabilities and KPA Pension’s role as a long-term property investor through the Folksam Group. Repeated transactions across multiple developments have enabled the partnership to expand its residential portfolio over time.

TingsParken continues this approach by adding 128 planned rental apartments to the combined project total. Its location in the GoCo area of Mölndal, its mix of residential and commercial space, and its targeted environmental standards distinguish it as another component of the partners’ ongoing residential investment activities.

Supporting Residential Development in the Gothenburg Region

The TingsParken transaction highlights continued investment in rental multifamily housing in the Gothenburg region. The planned development will introduce 128 apartments across three buildings and incorporate environmental performance targets into the project’s design.

With an estimated transaction value of SEK 380 million, the agreement also reinforces the role of partnerships between property developers and long-term investors in delivering residential projects.

As construction progresses toward the planned first-quarter 2029 completion, TingsParken is expected to become a further addition to the GoCo area’s housing supply. Its eventual transfer to the Folksam Group through KPA Pension will extend the partnership with Skanska Hyresbostäder to 15 projects and approximately 1,700 rental apartments.

The project therefore represents both a new residential development for Mölndal and a continuation of the companies’ long-term collaboration in Sweden’s rental housing sector.
