BAM to Build 437 Mid-Market Rental Homes in Amsterdam’s Schinkelkwartier
BAM is set to deliver 437 mid-market rental homes in Amsterdam, contributing to efforts to address the Dutch capital’s growing housing needs. The residential development will be located in Schinkelkwartier, an area undergoing a major transformation into a greener, more vibrant and mixed-use urban neighbourhood.
The project will provide new rental accommodation for a range of households seeking housing in Amsterdam, including first-time renters, young couples, small households and families. With construction scheduled to begin at the end of 2026, the development represents an important step in the regeneration of the surrounding district.
CBRE Investment Management, acting on behalf of pension fund ABP, has reached an agreement with Orion Investment Partners regarding the acquisition of the homes. The project has been designed by OZ Architects and will form part of the wider redevelopment of Schinkelkwartier.
Each apartment will have an average floor area of approximately 52 square metres, creating residential units suited to individuals, couples and smaller households. Alongside the housing, the scheme will incorporate commercial facilities, parking and extensive bicycle storage to support the needs of future residents and businesses.
Residential Development Supports Amsterdam’s Housing Needs
Amsterdam continues to face pressure to provide suitable housing for its growing and changing population. The delivery of mid-market rental homes is intended to expand housing options for people who may find it difficult to secure accommodation in the city.
The 437-apartment project will contribute to this objective by adding a substantial number of rental properties to the local housing market. Its location within Schinkelkwartier will also place residents in a district planned to accommodate a combination of residential, commercial and community uses.
Hans Spruit, Commercial Manager at BAM Wonen, said the project would deliver homes that Amsterdam urgently needs. He noted that the apartments would create additional housing opportunities for first-time renters, young couples, smaller households and families looking for an affordable home in the city.
The development reflects a broader approach to urban housing, in which new residential buildings are planned alongside infrastructure, commercial amenities and public facilities. By combining these elements, the project is intended to contribute to the long-term development of the surrounding neighbourhood.
Project Location and Planned Facilities
The development will be constructed on Overschiestraat, within Schinkelkwartier, an area positioned between Amsterdam Nieuw-West and Amsterdam Zuid. The scheme is being delivered through a collaboration between Orion Investment Partners and Boelens de Gruyter.
In addition to the 437 mid-market rental apartments, the development will include approximately 950 square metres of commercial space. These facilities are expected to provide opportunities for businesses and services to operate within the neighbourhood, supporting the area’s transition towards a mixed-use urban environment.
The plans also include 40 parking spaces and extensive bicycle parking facilities within a basement garage. Providing dedicated space for bicycles is an important feature of the development’s transport arrangements, while the basement facilities will help accommodate parking requirements within the site.
The combination of housing, commercial space and supporting infrastructure is intended to create a development that serves both residents and the wider community. As Schinkelkwartier continues to evolve, projects of this type will contribute to the district’s emerging urban character.
Sustainability at the Centre of the Design
Sustainability is a key component of the project, with the development targeting ambitious energy-performance and environmental standards.
At building level, the scheme is targeting an A+++ energy rating. It is also aiming to achieve BREEAM-NL In-Use Excellent certification, reflecting an emphasis on environmental performance and the sustainable management of buildings.
In addition, the development is intended to align with CRREM decarbonisation pathways. These pathways provide a framework for assessing real estate assets against emissions-reduction trajectories and the transition towards lower-carbon buildings.
Heating for the apartments will be supplied through an energy-efficient district heating network. This approach is intended to support the project’s energy objectives while integrating the development into a wider heating infrastructure system.
Together, these measures demonstrate the project’s focus on reducing environmental impacts and supporting long-term building performance. The sustainability targets will guide the development as it progresses through the construction and delivery stages.
Schinkelkwartier Transformation to Continue Through 2045
Schinkelkwartier is planned to undergo a substantial transformation over the coming decades. Currently characterised largely by business-related activities, the area is expected to develop into a mixed-use urban district incorporating homes, workplaces, shops, restaurants, cafés and community facilities.
By 2045, approximately 11,000 homes are planned for the wider district. The development programme is also expected to include offices, businesses, schools and sports facilities, creating a neighbourhood that combines residential accommodation with employment, recreation and everyday services.
The long-term regeneration programme is intended to reshape the area and increase its capacity to accommodate residents and businesses. The addition of new housing will be an important part of this transition, while commercial and community facilities will help support the district’s evolving role within Amsterdam.
BAM’s 437-home development will contribute to these wider objectives by bringing new rental accommodation and commercial space to Schinkelkwartier.
Construction Milestone for Urban Regeneration
With construction planned to start at the end of 2026, the project represents a significant upcoming development within Amsterdam’s housing and urban regeneration programmes.
The combination of mid-market rental apartments, commercial facilities, parking infrastructure and sustainability targets gives the scheme a broad scope beyond residential construction alone.
As Schinkelkwartier develops into a greener and more diverse urban neighbourhood, the project will contribute to the area’s planned expansion and provide additional accommodation for households seeking to live in Amsterdam.
Through its partnership with Orion Investment Partners and Boelens de Gruyter, BAM will help deliver a development aligned with the district’s long-term vision for housing, commercial activity and sustainable urban growth.
