Flint Development Secures Full-Building Lease at Capitol 95 Logistics in Stafford, Virginia
Flint Development, a national real estate firm, has announced that Capitol 95 Logistics in Stafford County, Virginia, is now fully leased following an agreement with J.E. Richards, a Maryland-based electrical contractor. The company will occupy the entire 935,000-square-foot industrial facility, making the transaction a significant milestone for the recently completed logistics development.
The lease reflects continued demand for modern industrial properties located near major transportation corridors. Capitol 95 is positioned along the Interstate 95 corridor, providing access to major population centers and markets throughout the Mid-Atlantic region.
“This lease is an exciting milestone for Capitol 95 and a strong reflection of the demand for modern, well-located industrial facilities along the I-95 Corridor,” said Devin Schuster, Partner at Flint Development. “We are proud to welcome J.E. Richards to the project and look forward to seeing the facility support the company’s continued growth in Northern Virginia.”
J.E. Richards is expected to employ approximately 500 workers at the facility once the building becomes fully operational. The company is expected to begin operations at Capitol 95 before the end of the year.
Strategic Location Along Interstate 95
Capitol 95 is located just off Exit 136 of Interstate 95, near Stafford Regional Airport. Its location provides direct connectivity to Northern Virginia, Washington, D.C., Richmond and other markets across the Mid-Atlantic.
The Interstate 95 corridor is a major transportation route connecting several important population and economic centers along the U.S. East Coast. For industrial and logistics users, proximity to major highways can provide access to customers, suppliers, employees and regional distribution networks.
Capitol 95 was designed to serve large-scale industrial users seeking modern facilities combined with transportation access and proximity to a substantial workforce. The building was completed in June and quickly attracted a tenant for the entire property.
Before the J.E. Richards lease, Capitol 95 represented the largest available industrial vacancy along the I-95 Corridor between Maryland and Virginia. The full-building lease removes that large block of available industrial space from the market and highlights the demand for large-format facilities in strategically positioned locations.
Designed for Large-Scale Industrial Users
The 935,000-square-foot facility was developed to accommodate the operational requirements of large industrial companies. Its location and scale make it suitable for businesses requiring substantial space and efficient access to regional transportation infrastructure.
“Capitol 95 was designed to meet the needs of large-scale users seeking exceptional access, workforce availability and proximity to major population centers,” said Hunter Harris, Partner at Flint Development. “Reaching full occupancy shortly after completion validates our confidence in Stafford County and the continued growth of the I-95 Corridor.”
The successful lease also underscores the importance of location when companies evaluate industrial facilities. Access to major highways can play a critical role in logistics, distribution and workforce connectivity, particularly for businesses operating across multiple markets.
For Stafford County, the arrival of J.E. Richards is expected to bring additional employment to the area. Approximately 500 employees are anticipated to work at the facility once the company’s operations are fully established.
J.E. Richards Expands Its Operations
J.E. Richards, headquartered in Maryland, is an electrical contractor serving commercial and industrial customers. The company’s decision to occupy the entire Capitol 95 facility provides it with a substantial operational footprint in the Northern Virginia market.
The new facility is expected to support the company’s operations and continued growth in the region. Beginning operations before the end of the year will also make the project an important addition to Stafford County’s industrial and employment landscape.
The transaction was supported by brokerage teams representing both parties. JLL, led by John Dettleff, represented Flint Development in the lease transaction. J.E. Richards was represented by Michael DiMeglio and Michael Isen of NAI Michael.
Flint Development credited Stafford County, project partners and the brokerage teams for their contributions to completing the transaction.
“We are grateful to Stafford County, our project partners and the brokerage teams whose collaboration helped bring this transaction across the finish line,” Schuster added. “This is an important achievement for J.E. Richards, Stafford County and everyone involved in the development of Capitol 95.”
Continued Industrial Development in the Mid-Atlantic
The Capitol 95 transaction forms part of Flint Development’s broader industrial real estate strategy. The company uses a data-driven approach to identify markets and development sites based on factors such as tenant demand, industrial availability, workforce conditions and transportation infrastructure.
The strategy focuses on locations where industrial users require modern facilities while also seeking access to major highways and population centers. Capitol 95 reflects this approach through its location along the I-95 corridor and its ability to accommodate a single large-scale tenant.
Industrial real estate has remained an important component of commercial development across the Mid-Atlantic, where companies continue to evaluate locations based on transportation access and proximity to customers and labor pools.
The full lease of Capitol 95 shortly after completion provides another example of how large-format industrial developments can attract companies seeking consolidated operating space. Rather than occupying multiple smaller facilities, a single large building can provide businesses with the space needed to organize operations within one location.
For Flint Development, the transaction strengthens its industrial portfolio across the Mid-Atlantic region while reinforcing its focus on strategically located development opportunities.
A Milestone for Stafford County
The full occupancy of Capitol 95 represents a major milestone for the project and Stafford County. The 935,000-square-foot facility has transitioned from one of the region’s largest available industrial spaces to a fully leased property supporting the operations of a major electrical contractor.
With approximately 500 employees expected at the facility, the development will also contribute to Stafford County’s employment base and industrial activity.
As J.E. Richards prepares to begin operations, Capitol 95 is positioned to become an important industrial facility serving Northern Virginia and the wider Mid-Atlantic region. Its location near Interstate 95, combined with its substantial size, provides the company with access to major markets while supporting its operational requirements.
The successful lease demonstrates Flint Development’s strategy of developing large-scale industrial properties in locations where transportation connectivity, workforce availability and tenant demand align. Capitol 95’s full occupancy shortly after completion adds momentum to Flint Development’s growing presence in the Mid-Atlantic industrial real estate market.
