Cabot Properties to Acquire 16,400-Square-Metre Logistics Property in Germany’s Hanover Region

Cabot Properties, a global investor, developer and operator of logistics real estate, has announced the forward purchase of a modern logistics property currently under development in the Gross Munzel industrial estate in the Hanover region of Germany.

The transaction was agreed with BGAR, a Hanover-based German family office and project developer. The property forms part of a larger commercial development in the Wunstorf/Barsinghausen area, west of Hanover. Scheduled for completion in the fourth quarter of 2026, the approximately 16,400-square-metre logistics building has already been fully leased during construction.

The off-market transaction strengthens Cabot Properties’ presence in strategically important European logistics markets, particularly locations positioned close to major urban centres and consumer markets.

Modern Logistics Facility Under Development

The new logistics property is being developed to provide modern, flexible and high-quality facilities for logistics occupiers. Upon completion, the building will offer approximately 16,400 square metres of space and will feature specifications designed to support a broad range of logistics and industrial operations.

The facility will have a clear internal height of approximately 12.20 metres, providing suitable vertical capacity for storage and distribution activities. It will also include 14 dock levellers and two ground-level doors to support efficient movement of goods between the warehouse and transportation network.

An ESFR sprinkler system will be installed as part of the property’s fire protection infrastructure. The building will also be equipped to meet Water Hazard Class III (WGK III) requirements, expanding its suitability for occupiers with specific operational and storage needs.

The property has been designed with flexibility in mind and can be divided into two separate units. This configuration provides the potential to accommodate different occupiers and changing space requirements in the future.

The development is also expected to achieve DGNB Gold certification. A photovoltaic system will be installed on the roof, supporting the project’s sustainability objectives and contributing to more efficient energy use.

Strategic Investment in Northern Germany

Konstantin Braun, Vice President, Investments at Cabot Properties, said the transaction represents an opportunity to acquire a modern logistics asset during construction through an off-market process.

The property is situated within an established logistics cluster that continues to attract interest from occupiers and developers. Its location provides access to an important transportation corridor in Lower Saxony, while the existing lease provides an established occupancy position for the new owner.

Cabot said the acquisition aligns with its strategy of investing in logistics properties that are important to occupiers and located in regions supported by economic growth and positive consumption trends.

The strong demand for modern logistics facilities in Northern Germany has contributed to the attractiveness of the region for logistics investors. The Hanover area, in particular, provides connectivity to major industrial, commercial and population centres across Germany and neighbouring European markets.

Direct Access to Major Transport Infrastructure

A key feature of the property is its proximity to the A2 motorway, which is approximately two minutes away by car.

The A2 is one of Germany’s major east-west transportation routes. It provides connections toward the Netherlands, the Ruhr region and Hanover, while also linking to routes leading toward Berlin and further into Poland.

This connectivity is particularly important for logistics operators that depend on efficient road transportation and access to major regional and international markets. The location allows occupiers to connect with a broad network of industrial centres, distribution hubs and consumer markets.

Hanover’s Strong Economic Base

The Hanover region benefits from a diversified economy supported by several major industrial and commercial sectors. As the capital of Lower Saxony, Hanover is an important economic centre with established activity in automotive manufacturing, mechanical engineering, food production and chemicals.

Lower Saxony is Germany’s second-largest federal state by area and fourth-largest by population. Its combination of industrial activity, population centres and transportation infrastructure contributes to the region’s importance as a logistics market.

A number of major companies and logistics operators have a presence in the wider region, including Amazon, Airbus, BMW, Continental, DSV, DHL, FedEx, Nagel Group, UPS, Volkswagen and Rhenus.

The concentration of industrial companies, logistics providers and other major occupiers supports continued demand for modern warehouse and distribution facilities.

Partnership With BGAR

BGAR is responsible for developing the logistics property and will continue working on the final stages of construction before handing the completed building over to Cabot Properties.

Bernd Rathenow, Managing Director at BGAR, thanked Cabot for its confidence in the company and highlighted the professional execution of the acquisition process. BGAR said its immediate focus is completing construction and preparing the facility for handover.

The developer also indicated its interest in discussing potential future projects with Cabot, creating the possibility of further cooperation between the two companies.

Expanding European Logistics Portfolio

The acquisition adds another modern logistics development to Cabot Properties’ European portfolio and reinforces its focus on strategically located logistics markets.

With construction scheduled for completion in the fourth quarter of 2026 and the property already fully leased, the transaction provides Cabot with a newly developed logistics asset positioned within an established industrial and transportation hub.

The combination of modern building specifications, sustainability features, motorway connectivity and proximity to major economic centres makes the Gross Munzel development an important addition to the logistics infrastructure of the Hanover region.
