Speed Bay Warehouse Solutions (Speed Bay), a vertically integrated real estate investment and operating platform specializing exclusively in shallow bay, multi-tenant light industrial properties, has announced the acquisition of The Philadelphia Interstate Portfolio, an eight-building industrial portfolio totaling 488,936 square feet. The acquisition marks the company’s first investment in both the Philadelphia–Southern New Jersey market and the broader Northeast region, reinforcing its long-term strategy to expand into high-demand industrial markets with limited new supply.

The newly acquired portfolio spans Burlington County, New Jersey, as well as East Montgomery County and Delaware County, Pennsylvania, placing the assets within one of the nation’s most strategically important logistics and distribution corridors. The Philadelphia Interstate Portfolio currently comprises eight industrial buildings totaling nearly half a million square feet and is 89.6% leased, demonstrating strong tenant demand and stable occupancy. The properties were developed between 1972 and 2004, offering a combination of established industrial infrastructure and modern functionality suitable for today’s industrial users.

The portfolio consists of 24 individual tenant suites, with an average unit size of approximately 20,372 square feet. This flexible suite configuration allows the properties to accommodate businesses of varying sizes while supporting multiple tenant industries.
