Skanska invests EUR 100M, about SEK 1.2 billion, in the second phase of the Studio office project in Warsaw, Poland

Skanska invests EUR 100M, about SEK 1.2 billion, in the second phase of Studio, an office complex in Warsaw, Poland. The 27-storey building, named Studio A, will have gross leasable area of around 26,600 square meters. The construction contract is worth about PLN 222M, about SEK 560M, which will be included in the order bookings for Europe in the fourth quarter 2023.

Studio is located in the Wola district in Warsaw. This is an area that attracts an increasing number of companies interested in operating in this dynamically developing part of the city. Situated between two underground stations, the complex is providing convenient access to public transport as well as a network of cycling paths. The project includes a public plaza for relaxation, walks and meetings, which additionally enhances the social value of the location.

The second phase will be developed with the aim to deliver sustainable office spaces, allowing responsible use of resources, and supporting the wellbeing of the tenants. It is expected to receive several certifications: LEED Core & Shell, WELL Core & Shell, WELL Health & Safety Rating and Building without Barriers.

Construction of the building will start in the fourth quarter of 2023 and is scheduled for completion in the fourth quarter of 2025.

The first phase of the complex has just obtained an occupancy permit. The office space of the building, equal to almost 20,300 square meters, has been fully leased. Tenants include Societe Generale financial group businesses, the insurance company Unum Życie and Business Link, among others.
