Eiffage Construction and its partners Trace Architectes, Verdi Bâtiment (technical fluids – structures), Kalea (BET Asbestos), Citéo (social management) and Tech Off (off-site construction solutions) signed on June 12, 2023 with the social landlord Vilogia (via the GIE SEPTALIA) the design/build contract for the refurbishment on an occupied site of 173 housing units spread over three municipalities on the outskirts of Lille: 99 housing units in Roubaix, 56 housing units in Tourcoing and 18 housing units in Bondues.
The renovation of this stock of individual housing aims to improve its energy performance. The project is part of a sustainable development approach validating EnergieSprong E=0 for 88 homes, and BBC Effinergie Rénovation for 85 homes. The architectural proposal is part of the identity of each site, respecting the ABF perimeter (Architect of the buildings of France), while offering a renewed image.
Created in 2012 in the Netherlands, the EnergieSprong approach consists of renovating a home so that it is energy neutral, that is to say that it produces as much energy as it consumes. With this in mind, the thermal envelope of each dwelling will be replaced with the installation of technical equipment that is not bulky and not very noisy, allowing a reduction in the charges linked to consumption. Residents will be supported by two full-time pilots dedicated to the project.
Delivery is scheduled for the end of 2025. An optimized phasing of the work will enable Eiffage Construction to complete the work in 19 months thanks to the organization of the teams in two projects carried out in parallel. 70 companions will work during peak periods to carry out the work including: the treatment of the envelope with in particular the implementation of an ITE (thermal insulation of the walls from the outside), the replacement of the exterior joinery and the repair of the roofs as well as the refurbishment of the wet rooms of the dwellings.
