Transforming Birmingham’s City Hospital Site
Vistry Group, a leading UK provider of mixed-tenure homes, has officially partnered with Homes England to redevelop the former City Hospital site on Dudley Road, Birmingham. This ambitious regeneration project aims to revitalize the brownfield site, bringing 750 new homes, commercial spaces, and community amenities to an area poised for transformation.
The site’s redevelopment will be a blend of residential, commercial, and community facilities, fostering a sustainable, vibrant neighborhood. A standout feature of the plan is the careful preservation of the historic infirmary frontage, which will be converted into modern apartments, merging Birmingham’s architectural heritage with contemporary living.
Housing Solutions for a Diverse Community
The project includes a mixed-tenure approach to housing, designed to meet the diverse needs of Birmingham’s growing population. Out of the 750 planned homes:
- 35% will be affordable housing to support families and individuals in need.
- The remainder will be a mix of open-market properties, additional affordable housing units, and private rental sector (PRS) homes.

Advancing the Development Timeline
Vistry Group plans to submit a detailed planning application later this year, with construction anticipated to begin after Birmingham City Hospital relocates its operational facilities. The hospital’s lease on the site expires in November 2025, following its transition to the Midland Metropolitan Hospital in Smethwick.
