
Bridge Logistics Properties Acquires 68-Acre Industrial Site in Jurupa Valley
Bridge Logistics Properties (BLP) has announced the acquisition of a fully entitled ±68-acre industrial development site within The District, a large mixed-use master-planned community located in Jurupa Valley. The transaction represents one of the most significant industrial land deals in California’s Inland Empire region in recent years and highlights continued investor demand for large-scale logistics development opportunities in Southern California.
The newly acquired property is part of the broader 245-acre District development and is approved for the construction of up to 1.5 million square feet of industrial space. According to BLP, the site will be developed into a state-of-the-art cross-dock logistics facility designed to support high-volume distribution and supply chain operations.
The acquisition comes at a time when the Inland Empire continues to rank among the most strategically important industrial and logistics markets in the United States. With limited land availability and strong long-term demand from e-commerce, retail, manufacturing, and distribution companies, large development-ready sites have become increasingly scarce throughout the region.
BLP executives said the project aligns with the company’s long-term strategy of investing in high-quality logistics locations with strong transportation access and long-term market fundamentals.

Jones noted that the site offers a combination of scale, entitlement certainty, and strategic accessibility that is increasingly difficult to find in Southern California’s industrial market.

The industrial site benefits from a highly visible location along State Route 60 near Rubidoux Boulevard, providing direct regional connectivity throughout Southern California. The property offers efficient access to the Ports of Los Angeles and Long Beach, two of the busiest container ports in North America, as well as major population centers and transportation corridors across the region.
The Inland Empire has emerged as one of the country’s most important logistics hubs due to its central location within Southern California’s freight network. Companies operating in the area benefit from proximity to ports, highways, rail infrastructure, and a large labor force, making the region a preferred destination for warehouse, distribution, and fulfillment operations.
BLP plans to construct a modern logistics facility featuring specifications designed to accommodate evolving supply chain and distribution requirements. The proposed development will include a 42-foot clear height, allowing tenants to maximize warehouse storage capacity and automation efficiency. Truck courts ranging from 195 to 250 feet are also planned, supporting efficient movement of large freight vehicles and trailer operations.
Additional planned features include 196 dock-high loading doors and 542 trailer parking stalls, enabling the facility to support high-throughput logistics operations and large-scale distribution users. The site layout is expected to provide flexibility for future expansion and operational scalability, making it attractive to a wide range of occupiers seeking long-term industrial space solutions.
Industry analysts continue to view large cross-dock logistics facilities as critical infrastructure within modern supply chains, particularly as companies seek to improve inventory management, shorten delivery times, and optimize transportation networks. Demand for facilities with extensive trailer storage and modern warehouse design remains strong, especially in land-constrained markets like Southern California.
The District itself is envisioned as a major mixed-use community that combines industrial, residential, retail, and commercial components into a single integrated development. In addition to the logistics facility planned by BLP, the broader master-planned project is expected to include approximately 1,100 residential units, 37 acres of retail and commercial development, hotel accommodations, and business park space.
The mixed-use approach reflects growing interest among developers and municipalities in creating large-scale projects that combine employment centers with housing, retail, and community amenities. Supporters of these developments argue that integrating industrial and commercial uses with residential and lifestyle components can improve long-term economic sustainability while supporting workforce attraction and retention.
DO Capital Group, the company responsible for entitling The District and selling the industrial site to BLP, will continue overseeing development of the project’s retail, residential, and commercial components.
According to Mauricio Oberfeld, the sale represents a major milestone in the long-term realization of the master-planned development.

The Inland Empire industrial market has experienced rapid growth over the past decade, driven largely by continued expansion in e-commerce and regional distribution activity. However, increasing land constraints, rising construction costs, and entitlement challenges have reduced the availability of large development sites, particularly those capable of supporting modern logistics operations at scale.
As a result, transactions involving fully entitled industrial land have become increasingly competitive and highly valued among institutional investors and developers. BLP’s acquisition of the Jurupa Valley site underscores the ongoing confidence many real estate firms maintain in the long-term strength of Southern California’s logistics sector.
With construction planning expected to move forward in the coming phases, the project is positioned to become one of the region’s larger industrial developments while contributing to the broader mixed-use vision planned for The District.
