BAM Begins Construction on 3 Copper Square at Brent Cross Town
Following BAM’s appointment as the main contractor, construction has commenced on 3 Copper Square, marking the inception of London’s new 3 million sq ft business and innovation district. This site will accommodate workspace for up to 25,000 individuals.
3 Copper Square will offer 239,000 sq ft of office space, featuring a hybrid structure of cross-laminated timber and low-carbon concrete, highlighting its strong environmental credentials.
Sheffield Hallam University will establish its inaugural campus outside Yorkshire at Brent Cross Town, serving as the primary tenant.
This development is part of the initial phase of construction at Brent Cross Town, which aims to deliver 930 new homes, 662 student rooms, as well as retail and leisure amenities by the end of 2025.
Situated within the 180-acre, £8 billion mixed-use park town development in North London, 3 Copper Square aligns with Brent Cross Town’s ambition to become a net-zero carbon town by 2030.
Construction at 3 Copper Square commences following BAM’s appointment as the main contractor by Related Argent and Barnet Council.
Designed by shedkm architects, 3 Copper Square will offer 239,000 sq ft of office space spread across 14 floors, with flexible retail space at ground level. This building is the cornerstone of a new business and innovation district, spanning 3 million sq ft and providing workspace for up to 25,000 individuals. Additionally, the development will feature 6,700 new homes, student housing, accommodations for later living, a new high street, three schools, and 50 acres of parks and playing fields.
Sheffield Hallam University will establish its inaugural campus outside Yorkshire at Brent Cross Town, serving as the anchor tenant. Occupying approximately 110,000 sq ft across the lower six floors of the building, the university will offer award-winning teaching, learning, and research capabilities. Its London campus aims to support businesses in innovation endeavors by providing access to academic expertise and highly skilled graduates. Moreover, it will strengthen connections between South Yorkshire and London, fostering new opportunities. 3 Copper Square is anticipated to open in Q3 2026.

Funding for the construction of the building is facilitated through the partnership between Related Argent and Barnet Council, along with NatWest providing a £62.7 million Green Loan. This type of loan is dedicated to sustainable projects showcasing strong environmental performance. In line with the net zero park town initiative, 3 Brent Cross Town aims for EPC A and BREEAM Outstanding ratings. Landlord areas will receive 100% renewable electricity through a customized power purchase agreement. Additionally, low carbon heating and cooling will be supplied through one of Europe’s largest electric district energy networks, developed in collaboration with Vattenfall.
3 Copper Square offers excellent transport connectivity, situated adjacent to the newly opened Brent Cross West mainline station, which commenced operations in December 2023. This station provides a direct link to St Pancras International in central London in just 12 minutes.
The building features an innovative hybrid structure of cross-laminated timber and concrete, with exposed timber soffits enhancing lighting and acoustics while connecting the workspace to nature, fostering inspiring, creative, flexible, and collaborative environments. A spacious double-height reception area facilitates easy access from the station entrance, while a striking penthouse with a double-height vaulted roof offers panoramic views of North and Central London. Additionally, the top of the building includes various private and communal terraces.
