Walker & Dunlop Secures $203 Million Financing for East Village Mixed-Use Multifamily Development

Walker & Dunlop Arranges $203.5 Million Construction Financing for East Village Multifamily Development

Walker & Dunlop, Inc. has arranged $203.5 million in construction financing for 50 Third Avenue, a planned mixed-use multifamily development in Manhattan’s East Village, New York City. The project will feature 184 residential units and 12,529 square feet of ground-floor retail space at the intersection of East 11th Street and Third Avenue.

Walker & Dunlop’s Capital Markets Institutional Advisory team served as the exclusive financial advisor to the project’s joint venture partners, SK Development and Kinsmen Property Group. The team arranged a floating-rate, interest-only construction loan through Ironsand to support the development and delivery of the planned residential complex.

The financing comes as the East Village continues to experience strong demand for rental housing and limited new residential supply. The development aims to address the neighborhood’s housing needs by combining luxury apartments, affordable residences, modern amenities and street-level retail in a prominent Manhattan location.

Construction Financing Supports Major Residential Project

The planned 17-story development will comprise two adjoining Class A residential buildings designed to provide contemporary housing in one of Manhattan’s established neighborhoods.

The project will deliver 184 residential units, including 37 apartments designated as affordable housing for households earning 80% or less of the area’s median income (AMI). This affordable component represents approximately 20% of the planned residential units and forms an important part of the project’s overall housing strategy.

The remaining residences will contribute to the development’s market-rate housing offering, providing additional rental options in a neighborhood where available housing remains limited.

The $203.5 million financing will provide SK Development and Kinsmen Property Group with capital to advance construction and bring the property to market. The development combines residential accommodation, shared amenities and commercial space to create an integrated mixed-use destination.

Aaron Appel, senior managing director of Capital Markets and co-head of Institutional Advisory at Walker & Dunlop, highlighted the East Village’s housing fundamentals as a major factor supporting the transaction.

He noted that limited new housing construction, low neighborhood vacancy and continued interest from young professionals and higher-income renters support demand for a development of this scale. The financing will help the joint venture partners move forward with the project amid ongoing constraints on new housing supply.

Modern Amenities Designed for Urban Residents

The proposed residential complex will include an extensive amenity program intended to support residents’ fitness, wellness, work and leisure needs.

Planned facilities include a fitness center, yoga studio, sauna, cold plunge, golf simulator, coworking space and resident lounge. Curated common terraces will provide additional areas for relaxation and social interaction.

These features are intended to create a residential environment that extends beyond individual apartments, offering residents convenient access to recreational and shared spaces within the development.

The project also includes 12,529 square feet of ground-floor retail space along Third Avenue. Its prominent street frontage, visibility and pedestrian activity are expected to appeal to food and beverage businesses and service-oriented retailers.

The combination of residential and retail uses is designed to strengthen the property’s connection with the surrounding neighborhood while creating opportunities for commercial tenants to serve local residents and visitors.

Developer Emphasizes Long-Term Vision

Scott Shnay, principal at SK Development, described 50 Third Avenue as a potential landmark luxury multifamily project in a submarket that continues to attract institutional investment.

He said the financing arranged by Walker & Dunlop would enable the development team to pursue its long-term vision for the property, including thoughtfully designed housing, a substantial affordable housing component and a high-quality residential experience.

SK Development and Kinsmen Property Group are advancing the project in a market where opportunities to deliver new residential buildings can be limited by land availability, development costs and other construction constraints.

The planned development seeks to combine these investment considerations with the neighborhood’s established appeal, creating a residential offering that serves different housing needs while incorporating modern building amenities.

East Village Market Supports Housing Demand

The East Village benefits from its proximity to New York University, major Manhattan employment centers and a wide range of dining, shopping, entertainment and public transportation options. These factors continue to make the neighborhood attractive to renters seeking convenient access to workplaces, education and urban amenities.

According to market figures cited in the financing announcement, the East Village recorded a vacancy rate of approximately 2.0% and average asking rents of about $5,440 per month as of June 2026.

These figures illustrate the supply constraints and rental demand that underpin the project’s investment rationale. Limited vacancy can create opportunities for new developments that deliver additional housing in locations with established employment and transportation connections.

However, the project’s ultimate performance will depend on factors including construction execution, rental market conditions, operating costs and the timing of delivery.

Ironsand Supports Construction Loan

Brian Renzi, managing principal at Ironsand, said the property presented an opportunity to finance a carefully planned development backed by an experienced ownership team in a market with significant barriers to new construction.

He highlighted the combination of market-rate and affordable housing, residential amenities and a prominent retail component as distinguishing features of the project. Ironsand supported Walker & Dunlop, SK Development and Kinsmen Property Group in arranging financing for the construction and delivery process.

The transaction reflects the role of specialist real estate financing providers in supporting large-scale multifamily developments in established urban markets.

Walker & Dunlop Continues Multifamily Financing Activity

The transaction adds to Walker & Dunlop’s broader activity in commercial real estate finance. During the first half of 2026, the company’s Capital Markets team sourced more than $13.9 billion from non-Agency capital providers, including nearly $9.6 billion for multifamily properties.

The figures demonstrate the team’s continued involvement in arranging capital for residential real estate projects and working with developers, investors and lenders.

With $203.5 million in construction financing secured, 50 Third Avenue is positioned to advance as a major mixed-use residential development in Manhattan’s East Village. Its planned combination of 184 apartments, affordable housing, modern amenities and ground-floor retail is intended to respond to the area’s housing demand while contributing to the neighborhood’s evolving built environment.
