Anderson Real Estate Secures $550 Million Refinancing for Anderson Towers in Century City

Anderson Real Estate Completes $550 Million Refinancing of Anderson Towers in Century City

Anderson Real Estate, a private, family-owned real estate development and management company, has completed a $550 million refinancing of Anderson Towers, its two-building office campus located at 1800 and 1900 Avenue of the Stars in Century City, Los Angeles, California. The transaction represents a significant milestone in the company’s long-term investment strategy and reflects the progress made in repositioning the properties as a modern office destination.

Since 2021, Anderson Real Estate has invested more than $300 million in the campus to upgrade its facilities, improve its workplace environment and strengthen its appeal to leading businesses. The extensive renovation and leasing strategy have contributed to strong tenant demand, with the campus now reporting an occupancy rate of 98.1%.

The refinancing reinforces Anderson’s commitment to Century City, a prominent office submarket known for attracting major companies across finance, law, real estate and media. The company believes that continued investment in high-quality office environments can help meet the changing needs of businesses and support the long-term value of commercial real estate assets.

Major Investment Supports Long-Term Property Strategy

Anderson Towers comprises two office buildings positioned in the heart of Century City. The properties have undergone a comprehensive repositioning program aimed at modernizing the campus and creating a more attractive environment for tenants, employees and visitors.

According to Anderson, the investment of more than $300 million since 2021 has supported improvements throughout the properties. The strategy focused on updating the buildings, enhancing shared spaces and creating an integrated campus experience that reflects contemporary workplace expectations.

Matt Lavin, executive chairman of Anderson Real Estate, said the company made the investment because of its confidence in Century City’s long-term prospects and the importance of creating office environments capable of attracting leading companies to Los Angeles.

He noted that the leasing performance across the campus has supported the company’s investment strategy. The completion of the $550 million refinancing represents another important step in the property’s development and demonstrates Anderson’s continued commitment to both Anderson Towers and the wider Los Angeles community.

Comprehensive Renovation Completed in 2025

Anderson completed the renovation of Anderson Towers in 2025. The project included modernized exterior façades, renovated lobbies and common areas, and landscaped outdoor spaces designed to connect the two buildings.

The improvements were intended to strengthen the campus’s visual appeal while creating a more welcoming and functional workplace environment. The redesigned outdoor areas provide a connection between the towers, helping establish a unified campus rather than two separate office properties.

David Montalba of Montalba Architects and Dillon Diers of OJB Landscape Architecture led the redesign. Their work contributed to the transformation of the campus into a modern commercial destination designed to serve the needs of corporate tenants.

The renovation program formed a central part of Anderson’s broader repositioning strategy, which combined physical improvements with an emphasis on attracting established companies and securing long-term leases.

Strong Leasing Performance Attracts Major Companies

The repositioning of Anderson Towers has helped attract a diverse range of tenants. Since 2022, approximately 875,000 square feet of leases have been signed across the campus, reflecting demand for the upgraded office space.

One of the property’s most significant tenants is Ares Management, which signed a 12-year lease covering approximately 206,000 square feet at 1800 Avenue of the Stars in 2023. The company subsequently established its Los Angeles headquarters at the property, representing a major addition to the campus’s tenant roster.

Other prominent companies located at Anderson Towers include Savills, Milbank LLP, Canyon Partners, Rockefeller Capital Management, Guggenheim Partners, Invesco and Dear Media. Their presence reflects the campus’s appeal to businesses operating across several professional sectors.

With 98.1% of the campus leased, Anderson Towers has demonstrated strong occupancy following its extensive renovation. The leasing results also support the company’s decision to continue investing in the properties during a period of significant change across the broader office real estate market.

Financing Reflects Confidence in Century City

Mike Kathrein, managing director at Eastdil Secured Savills, which advised Anderson on the financing, said the company maintained a clear vision for the properties and continued investing through a period of considerable change in the office sector.

Kathrein noted that the campus’s leasing performance and the completed refinancing demonstrate the quality of the assets and the continued appeal of Century City to tenants and investors.

The $550 million transaction provides a new financing milestone for Anderson Towers as the company continues to build on the results of its renovation and leasing initiatives.

Wells Fargo served as the primary lender and servicer for the transaction, while JPMorgan Chase acted as the secondary lender. Eastdil Secured Savills arranged the financing on behalf of Anderson Real Estate. Allen Matkins represented Anderson, and Hogan Lovells Cadwalader represented the lenders.

Sustainability and Industry Recognition

Anderson Towers has also achieved important milestones in sustainability and property management. In 2026, both 1800 and 1900 Avenue of the Stars received LEED Gold certification, recognizing their performance against established green-building standards.

In June 2026, 1900 Avenue of the Stars received the Building Owners and Managers Association International’s TOBY Award for Renovated Building of the Year. The property had previously earned recognition at the Greater Los Angeles and Pacific Southwest regional levels.

These achievements highlight the improvements made through the renovation program and add to the campus’s positioning as a modern office destination.

Continued Commitment to Los Angeles

The refinancing of Anderson Towers marks a further step in Anderson Real Estate’s long-term strategy for its Century City properties. With substantial capital invested, renovations completed, major corporate tenants secured and occupancy reaching 98.1%, the campus has made significant progress in its transformation.

The transaction also underscores Anderson’s confidence in the future of high-quality office properties in established business districts. By combining property upgrades, tenant-focused improvements and long-term investment, the company aims to maintain Anderson Towers as an attractive workplace for businesses operating in Los Angeles.
