Walker & Dunlop Arranges $238 Million Refinancing for The Landmark South in Florida

Walker & Dunlop, Inc. has arranged $238 million in refinancing for The Landmark South, a 631-unit, Class A multifamily residential community located in Doral, Florida. The financing was secured on behalf of JSB Capital, supporting the company’s investment strategy and providing additional flexibility to execute its business plan.

Walker & Dunlop’s Capital Markets Institutional Advisory team arranged the floating-rate, interest-only bridge loan from Torchlight Investors. The transaction was led by Aaron Appel, Michael Stepniewski, Jonathan Schwartz, Keith Kurland, Adam Schwartz, Dustin Stolly, Sean Reimer, Sean Bastian and Stanley Cayre.

The refinancing provides JSB Capital with capital and flexibility to manage the property while evaluating future opportunities in the evolving real estate financing market.

Aaron Appel, senior managing director of Capital Markets and co-head of Institutional Advisory at Walker & Dunlop, said The Landmark South’s scale and quality attracted significant interest from lenders. He noted that the team focused on securing financing that offered both substantial proceeds and flexibility. The loan structure provided by Torchlight Investors allows JSB Capital to advance its business plan while retaining multiple options as capital market conditions change.

The Landmark South: A Major Multifamily Residential Community

Completed in two phases in 2017 and 2021, The Landmark South comprises 631 residential units across approximately 641,527 rentable square feet. The Class A community offers one-, two- and three-bedroom apartments, with an average unit size of approximately 1,017 square feet.

The property features a range of residential amenities designed to support modern lifestyles and provide convenience for residents. These include two resort-style swimming pools, two 24-hour fitness centers, outdoor courtyards, a business center, a pet spa, resident lounges and structured parking.

The community’s residential offerings and extensive amenities position it within Doral’s established multifamily housing market. Its location provides residents with access to employment centers, shopping destinations, dining options and recreational facilities throughout the Miami metropolitan area.

Strategic Location in Doral, Florida

The Landmark South is situated in Doral, one of Miami-Dade County’s established multifamily investment submarkets. The area benefits from population growth, employment opportunities and demand for rental housing.

High homeownership costs and limited new housing supply are among the factors supporting the rental market in the region. These conditions, combined with continued population growth, contribute to long-term demand for multifamily residential properties.

The property’s location also provides connectivity to major employment corridors through the Palmetto Expressway, Dolphin Expressway and Florida’s Turnpike. These transportation routes connect Doral with key commercial districts and employment centers across South Florida.

Residents also have access to prominent retail and lifestyle destinations, including Downtown Doral, CityPlace Doral and Dolphin Mall. The surrounding commercial infrastructure, transportation network and residential amenities contribute to the property’s position within the local rental housing market.

JSB Capital’s Investment Strategy

JSB Capital’s investment approach focuses on acquiring and managing well-located residential properties in growing markets with sustained housing demand. The Landmark South aligns with this strategy, given Doral’s expanding employment base, high barriers to homeownership and limited new housing supply.

Jared Frydman, managing director at JSB Capital, said the property fits the firm’s strategy of investing in established growth markets where housing demand continues to exceed available supply. He highlighted Doral’s employment growth, homeownership costs and constrained housing development as factors supporting the property’s long-term market position.

Frydman also acknowledged Walker & Dunlop’s role in navigating the capital markets and arranging a financing structure aligned with JSB Capital’s investment objectives.

The refinancing provides the ownership with additional financial flexibility to pursue its business plan while maintaining options as market conditions evolve. The transaction also highlights continued financing activity in the multifamily sector, particularly for institutional-quality residential properties in established metropolitan markets.

Walker & Dunlop’s Capital Markets Activity

The transaction reflects Walker & Dunlop’s continued activity in commercial real estate financing. During the first half of 2026, the company’s Capital Markets team sourced more than $13.9 billion from non-Agency capital providers, including nearly $9.6 billion for multifamily properties.

The team provides financing advisory services across multiple commercial real estate asset classes, working with developers, property owners and operators to identify capital solutions suited to their investment strategies.

Through its Capital Markets Institutional Advisory platform, Walker & Dunlop offers access to a broad network of lenders and institutional capital providers. Its financing capabilities include debt placement and advisory services for multifamily and other commercial real estate assets.

The $238 million refinancing of The Landmark South demonstrates the company’s involvement in arranging institutional financing for large-scale residential properties. The floating-rate, interest-only bridge loan from Torchlight Investors gives JSB Capital flexibility to manage its investment and pursue its planned business objectives.

With its established residential community, extensive amenities and access to major employment and retail destinations, The Landmark South remains an important asset in Doral’s multifamily housing market. The refinancing strengthens the property’s financing position and supports JSB Capital’s ongoing investment strategy in South Florida.
