Minto Communities Acquires 1,318 Acres for First Latitude Margaritaville in Texas

Minto Communities Begins Development of First Latitude Margaritaville Community in Texas

Minto Communities USA has completed the acquisition of a 1,318-acre property in Texas City, Texas, paving the way for Latitude Margaritaville Galveston Bay, the first Latitude Margaritaville active adult community in the state. The project also marks Minto’s first residential community in the greater Houston metropolitan area and represents a significant expansion of the company’s development activities in Texas.

Site development for the planned community is scheduled to begin this week. The project is expected to include approximately 3,500 residences, offering a selection of single-family homes, villas and cottages designed for active adult living. The development will combine residential options with resort-style amenities and lifestyle programming associated with the Latitude Margaritaville brand.

Minto is targeting early 2028 for the grand opening of the community’s sales center and model park, marking an important milestone in bringing the development to market.

Latitude Margaritaville Galveston Bay will occupy a strategically located site between State Highways 3 and 146, north of the Emmett F. Lowry Expressway and extending toward Moses Bayou. The location provides connections to the surrounding communities and the broader Houston metropolitan area while offering access to the coastal attractions of Galveston Bay.

Major Expansion into the Houston Market

The acquisition reflects Minto Communities’ confidence in Texas City and the wider Houston region as locations for residential development. The Galveston Bay area combines coastal living opportunities with transportation connections, commercial services and access to major employment and population centers.

Dutch Neuweiler, Minto Communities Division President, Acquisitions & Development, said the property closing represents an important step toward establishing the company’s first Latitude Margaritaville community in Texas.

“Closing on the property reflects the confidence we have in Texas City and the greater Houston market,” Neuweiler said. He added that the Galveston Bay area offers a combination of coastal living, connectivity and access to destinations and services valued by residents.

The project will bring Minto’s established residential development model to a new regional market. By combining housing with recreational facilities, dining options and organized lifestyle activities, the community is intended to offer residents an environment focused on leisure, social engagement and active living.

The planned development will feature approximately 3,500 residences across several housing types. The mix of single-family homes, villas and cottages is expected to provide prospective buyers with different options based on their preferences and living requirements.

Development Approvals and Project Progress

The property acquisition follows the Texas City Commission’s approval in September of the Planned Unit Development (PUD) and Development Agreement (DA) for the site. These approvals establish the zoning framework for Latitude Margaritaville Galveston Bay and outline the respective responsibilities of Minto Communities and the City of Texas City as development progresses.

The approvals provide an important foundation for moving the project into its next phase. With the property closing completed and site development scheduled to begin, the project is advancing toward its planned residential and amenity construction program.

Minto is preparing to introduce the Latitude Margaritaville concept to the Texas market through a community designed around the brand’s emphasis on recreation, entertainment, food and music. The early 2028 target for the sales center and model park is expected to give prospective buyers an opportunity to explore the planned homes and community features.

Resort-Style Amenities and Active Adult Living

Latitude Margaritaville communities are designed to provide a lifestyle centered on leisure, entertainment, social activities and outdoor recreation. The developments combine residential neighborhoods with resort-style amenities and dedicated lifestyle teams that organize activities and support community engagement.

Signature features across the Latitude Margaritaville portfolio include a Town Square with a bandshell for live music and dancing, a Fins Up! Fitness Center, the Latitude Bar & Chill restaurant and the Workin’ N’ Playin’ Center.

Other amenities include the Last Mango Theater, Paradise Pool and Changes in Attitude poolside bar. Sports and recreation facilities across the brand’s communities include tennis, pickleball and bocce ball courts. Residents can also enjoy pet-focused facilities such as the Barkaritaville Dog Park and Pet Spa.

These amenities are intended to provide opportunities for residents to maintain active routines, develop social connections and participate in organized activities close to home. The resort-style approach is a central component of the Latitude Margaritaville concept, which combines residential ownership with a broader leisure-oriented environment.

Latitude Margaritaville Galveston Bay is expected to bring the next evolution of these resort-style amenities to the Texas market. The project’s planned scale provides room for a residential community supported by shared recreational and social facilities.

Location Connects Residents with Coastal Attractions

Minto selected the Texas City site for its access to Galveston Island, area beaches, major highways, airports, cruise ports, retail centers, healthcare services and continuing education opportunities. The location also provides connections to the wider Houston metropolitan area.

The combination of coastal attractions and urban connectivity is expected to be an important part of the community’s appeal. Residents will have access to regional services and destinations while living in a development designed around leisure and outdoor activities.

The project also expands the Margaritaville brand’s presence in Texas. The brand has established a footprint through resorts and hotels, with additional hotels, resorts and Margaritaville at Sea contributing to its presence across the state and along the coast.

Economic Opportunities for Texas City and Galveston County

Latitude Margaritaville Galveston Bay is expected to represent a significant investment in Texas City and Galveston County. According to the Development Planning & Finance Group, the project is projected to generate thousands of local jobs and significant sales tax revenue for the region.

The development’s construction and subsequent residential activity are expected to contribute to the local economy as the project advances. The planned community may also support demand for regional services, retail and other businesses serving residents.

With the land acquisition completed, development activities moving forward and a sales center and model park targeted for early 2028, Latitude Margaritaville Galveston Bay marks a major step in Minto Communities’ Texas expansion. The 1,318-acre project is planned to combine approximately 3,500 residences with resort-style amenities, bringing the Latitude Margaritaville active adult lifestyle concept to the greater Houston area.
