Thompson Thrift Begins Construction on 300-Unit Highline Multifamily Community in Nampa

Thompson Thrift, a nationally recognized full-service real estate company, has announced the development of The Highline, a 300-unit luxury multifamily community in Nampa, Idaho. Construction is now underway, with the first residents expected to move into the community in early 2028.

The project represents Thompson Thrift’s continued expansion in the Boise metropolitan area and its focus on developing high-quality multifamily communities in markets experiencing population growth, employment expansion and increasing housing demand.

Strategic Location in East Ranch

The Highline will be developed within East Ranch, a master-planned mixed-use community in Nampa. The broader development is planned to include high-value single-family homes, flex industrial space and integrated retail uses.

The mixed-use setting is designed to create a walkable environment where residential, commercial and employment uses are located within close proximity. The Highline’s location within East Ranch will give future residents access to a range of amenities while supporting convenient connections throughout the region.

The community will also be located less than one mile from Interstate 84, a major east-west transportation corridor serving the Treasure Valley. The location provides convenient access to surrounding communities and employment centers throughout the Boise metropolitan statistical area.

According to Thompson Thrift, the Boise area continues to experience strong growth, making accessibility and proximity to major transportation routes important considerations for new residential development.

Luxury Apartment Homes

The Highline will offer one-, two- and three-bedroom apartment homes, with residences averaging approximately 1,100 square feet. Each apartment will feature a private entrance and a selection of modern interior finishes designed for contemporary living.

Planned apartment features include quartz countertops, stainless-steel appliances, designer fixtures and finishes, hardwood-style flooring, full-size washers and dryers, walk-in closets and smart-home technology.

Residents will also have access to detached garages and several outdoor living options. Depending on the apartment, residents may have patios, balconies or private yards, adding additional usable space to the homes.

The combination of multiple floor plans, private entrances and modern interior features is intended to provide residents with a range of housing options within the development.

Extensive Community Amenities

The Highline will feature a resort-style collection of indoor and outdoor amenities designed to support fitness, recreation, social activities and pet-friendly living.

The planned amenities will include a 24-hour fitness center, a heated swimming pool and a separate lap pool. Outdoor spaces will include landscaped courtyards, fire pits, grilling areas, outdoor games and a pickleball court.

A 24-hour social hub will provide residents with additional indoor gathering and recreational space. The facility will feature billiards, shuffleboard, focus rooms and conference space, giving residents areas for both social activities and work-related needs.

The community will also include bike storage, two dog parks and a dedicated pet spa. These features are intended to support a variety of lifestyles and provide convenient facilities for residents and their pets.

Access to Major Employment Centers

The Highline’s location will provide access to several major employers and institutions in Nampa and the surrounding Boise region. Nearby employment centers include J.R. Simplot, St. Luke’s Nampa & Saltzer, Plexus, St. Alphonsus and the College of Western Idaho.

The broader Boise metropolitan area is also home to major employers and institutions such as HP, Boise State University, Albertsons and Micron.

Micron’s planned $50 billion expansion in the Boise area is expected to create approximately 2,000 direct jobs and 15,000 indirect jobs, according to the information provided by Thompson Thrift. Continued investment by major employers is contributing to the region’s employment base and supporting demand for housing.

Second Thompson Thrift Community in Nampa

The Highline will be Thompson Thrift’s second multifamily development in Nampa, expanding the company’s presence in Idaho.

Earlier in 2026, Thompson Thrift completed construction of The Logan, a 264-unit Class A multifamily community located approximately one mile from The Highline. The Logan was the company’s first development in Idaho, welcomed its first residents in November 2025 and reached construction completion in June 2026.

The development of The Highline builds on that investment and further establishes Thompson Thrift’s multifamily portfolio in the Nampa market.

The project’s name, The Highline, draws inspiration from elevated rail lines and Idaho’s expansive horizon. The concept is intended to convey connection and perspective while complementing the property’s distinctive gabled rooflines and architectural design.

Project Financing and Development

The Highline will be capitalized with equity from Thompson Thrift 2026 Multifamily Development, LP. Construction is expected to continue toward the planned opening of the community to residents in early 2028.

The project adds 300 new luxury multifamily units to Nampa’s expanding residential inventory while incorporating recreational facilities, shared spaces and outdoor amenities into the development.

Since its founding, Thompson Thrift has invested more than $7.3 billion into local communities. The company operates across multiple aspects of real estate development, including development, construction, leasing and management.

With The Highline, Thompson Thrift is continuing its investment in the Boise metropolitan area while expanding its multifamily portfolio in Idaho. The project combines new residential housing, community amenities and access to major transportation and employment centers as construction progresses toward its expected 2028 opening.
