
Dune House Hotel & Spa Completes Transformation in Atlantic Beach, Florida
Dune House Hotel & Spa has completed a major transformation at its oceanfront property in Atlantic Beach, Florida, introducing a redesigned guest experience centered on dining, wellness, coastal design and local culture. The independent 193-room hotel has unveiled four new food and beverage concepts, a revitalized spa and redesigned guest spaces inspired by Atlantic Beach’s midcentury architecture and surf culture.
Operated by Sage Hospitality Group, Dune House is located at 1 Ocean Boulevard, a property with a long history in the Atlantic Beach community. The address first welcomed guests as the Sea Turtle Inn in 1973 before later becoming One Ocean Resort & Spa. The completed transformation brings a new identity to the property while maintaining connections to its history and surrounding community.
Four New Dining Concepts
Dining is a central component of the redesigned hotel, with four distinct food and beverage concepts providing guests with options throughout the day.
Coastal Farmer serves as the hotel’s signature oceanfront restaurant. Led by Executive Chef Daniel Tederous and Director of Food & Beverage Kiwi Dabold, the restaurant represents a coastal interpretation of Sage Restaurant Concept’s Urban Farmer brand.
The menu focuses on seafood and coastal cuisine while highlighting products from regional farms and suppliers. Featured purveyors include Mayport Fishery, Chatel Farms in Georgia and Claxton Poultry Farms.
Menu highlights include East Coast oysters, a 16-ounce dry-aged New York strip from Chatel Farms and a signature flounder dish prepared with haricot vert and caper brown butter.
Coastal Farmer features flexible indoor and outdoor dining areas, including two private dining spaces, a 54-seat Bar Lounge with 10 bar seats and an oceanfront patio with seating for 48 guests.
The hotel’s other dining concepts provide additional options. Cafe Dune offers coffee, pastries and light fare, while Sea Turtle Scoops pays tribute to the property’s former Sea Turtle Inn identity by serving Mayday Ice Cream along the route to the beach.
At the pool, Soothsayer offers craft cocktails and small bites in a tiki-inspired setting designed to transition from daytime pool service to evening socializing.
Midcentury-Inspired Design
The property’s redesign was led by Sage Studio in collaboration with New York-based Islyn Studio. The design draws inspiration from Atlantic Beach’s midcentury architectural character and longstanding surf culture.
The hotel’s name references the surrounding dunes and also pays tribute to Dune House, the iconic 1975 residence designed by Jacksonville architect William Morgan. The residence, built directly into the dunes less than a mile from the hotel, helped inspire elements of the property’s new identity.
Inside the hotel, clean architectural lines are combined with collected furnishings, handcrafted ceramics and local artwork. Wood, stone and woven textiles are incorporated throughout the interiors, while a sun-washed palette reflects the colors of sand, sea and vintage surfboards.
The hotel’s 193 guestrooms and suites continue this design approach with warm wood elements, woven textures, original artwork and expansive windows that provide views toward the coast.
Revitalized Spa and Wellness Facilities
Wellness is another major element of the completed transformation. The Dune House Spa has been revitalized with treatments incorporating ocean minerals and coastal botanicals.
Signature treatments include the Dune House Signature Massage, Seaside Thermal Renewal body ritual and Luminous Facial. The spa experience is designed to complement the hotel’s oceanfront setting and provide guests with opportunities for relaxation and restoration.
Guests also have access to an oceanfront swimming pool, direct beach access, beach chairs and umbrellas, bicycles and a 24-hour fitness center.
The combination of spa services, fitness facilities, outdoor recreation and beach access gives guests multiple ways to incorporate wellness and leisure into their stay.
Local Experiences and Community Connections
Dune House places a strong emphasis on its relationship with Atlantic Beach and the surrounding Beaches Town Center. The hotel is located near local restaurants, bars and independent shops, allowing guests to explore the neighborhood on foot.
JAX Surf & Paddle connects guests with Atlantic Beach’s outdoor lifestyle through surf and paddleboard rentals, guided lessons and yoga. The hotel also features a complimentary “Leave One, Take One” library, adding a community-oriented element to the guest experience.
Guests can also receive exclusive perks with participating Beaches Town Center merchants, encouraging visitors to explore local businesses and experience the area beyond the hotel.

Investment and Ownership
The transformation follows the property’s acquisition in July 2024 by a joint venture that includes Sage Investments, Aspect Real Estate Group, Corner Lot and Kelco Management and Development.
Daniel del Olmo, president and CEO of Sage Hospitality Group, said the project represents an investment in one of Atlantic Beach’s recognizable properties and in the experiences that distinguish the community.
He also credited the ownership partners, Sage teams and local collaborators involved in bringing the transformation to completion, while recognizing the Atlantic Beach community’s longstanding connection to the property.

Beyond accommodations, dining and wellness, Dune House provides more than 10,000 square feet of indoor and outdoor event space. The facilities can accommodate weddings, meetings, celebrations and other gatherings.
The event offering is supported by the property’s oceanfront restaurants, spa, swimming pool and direct beach access, giving organizers a range of spaces and amenities for private and corporate functions.
A New Chapter for 1 Ocean Boulevard
With the transformation now complete, Dune House Hotel & Spa combines the history of its 1 Ocean Boulevard location with a new hospitality concept focused on coastal design, dining, wellness and local experiences.
From its four dining concepts and redesigned guestrooms to the revitalized spa, recreational amenities and community-focused programming, the hotel offers a range of experiences for both overnight guests and visitors to Atlantic Beach.
