
Vistry Partners with Amplius to Deliver 100 Affordable Homes at Great Haddon, Peterborough
Vistry, one of the UK’s leading providers of mixed-tenure housing, has secured a new contract with housing association Amplius to deliver 100 affordable homes at the Great Haddon development in Peterborough. The agreement involves the sale of land for the homes and represents another step forward in the delivery of much-needed affordable housing across the region.
The new homes will be owned and managed by Amplius and will be made available through a range of affordable housing tenures. These will include affordable rent, social rent, Shared Ownership, and Rent to Buy, providing opportunities for households with different housing requirements and financial circumstances.
The scheme is being partly funded by Homes England through its strategic partnership with Amplius. The funding support will contribute to increasing the supply of affordable homes in Peterborough, where demand for housing continues to create pressure for both local authorities and housing providers.
The 100 homes will form part of Phase 4 of the wider Great Haddon development. The scheme will include 72 additionality homes and 28 Section 106 homes, contributing to a broader programme of residential delivery across the site.
A key focus of the development will be energy efficiency and modern construction. The homes will incorporate modern methods of construction and energy-efficient technologies designed to improve building performance and reduce energy consumption. Timber frame construction will be used across the development, with a number of homes based on Vistry’s latest collection of house types.
The use of timber frames is expected to support efficient construction while helping deliver homes with modern energy performance standards. In addition, air source heat pumps (ASHPs) will be installed in a number of the properties, providing an alternative heating technology designed to improve energy efficiency.
The homes will also benefit from lower air permeability levels, helping reduce unwanted heat loss through gaps and openings in the building envelope. Together with other energy-efficient measures, these features are intended to help the properties operate efficiently and provide residents with comfortable homes with potentially lower energy requirements.
Construction of the 100 affordable homes is scheduled to begin in November 2026. The first properties are expected to be completed by the middle of 2027, while construction of the full programme is planned to continue through to January 2030.
The new affordable homes will form part of the much larger Great Haddon Sustainable Urban Extension (SUE), one of the major planned residential and community developments in the Peterborough area. The overall masterplan is expected to deliver more than 5,000 new homes when fully completed.
Beyond housing, Great Haddon is being planned as a comprehensive new community rather than simply a residential development. The wider scheme will include a district centre and two neighbourhood centres, providing opportunities for retail, services, and other community uses.
The masterplan also provides for new schools and community and health facilities, helping establish the infrastructure required to support the growing population. Sports amenities, water features, and significant areas of landscaped and natural open space will further contribute to the development’s long-term appeal.
Among the planned green infrastructure are approximately 7.5 hectares of amenity open space and 8.4 hectares of accessible natural green space. These areas are expected to provide residents with opportunities for recreation, leisure, walking, and access to nature while contributing to the overall environmental quality of the development.

The partnership is also significant for Amplius, which has worked with Vistry for several years. Marcus Keys, Chief Development and Commercial Officer at Amplius, described the latest agreement as an encouraging development in the relationship between the two organizations.
Keys said the housing association is focused on delivering homes where they are most needed and believes the 100 properties will help address affordable housing requirements in the local area. The range of tenures being offered is also intended to create a balanced community by providing different routes into housing for local residents.
Affordable rent and social rent homes will provide options for households seeking lower-cost rental accommodation, while Shared Ownership and Rent to Buy will offer alternative pathways for people looking to achieve longer-term housing security and potential home ownership.
The combination of housing delivery, community facilities, green infrastructure, and energy-efficient construction reflects the broader ambitions of the Great Haddon masterplan. As the development progresses, the new homes will become part of a growing community supported by schools, healthcare and community services, recreational facilities, and local centres.
For Vistry, the contract reinforces its role in delivering mixed-tenure housing in partnership with housing associations and other development partners. The company’s involvement in Great Haddon also demonstrates its ability to deliver affordable housing as part of a large-scale sustainable urban extension.

With construction scheduled to start in November 2026, the 100-home programme will progress over the coming years, with the first homes targeted for completion in mid-2027 and the final properties expected by January 2030.
The project will ultimately contribute to the wider transformation of Great Haddon, helping create new homes while supporting the development of a sustainable, well-connected community. Through continued collaboration between Vistry, Amplius, Homes England, and other project partners, the scheme is set to play an important role in expanding affordable housing provision and supporting Peterborough’s long-term growth.
