Core Spaces (Core), a vertically integrated real estate investment manager, developer, and operator, has announced the delivery of approximately 6,000 new student housing beds across six purpose-built communities ahead of the 2026 academic year. The projects strengthen the company’s growing presence in leading university markets and highlight its focus on combining modern design, technology, and hospitality-inspired services to improve the student living experience.

The six communities were completed by July 15, 2026, with every project delivered at least six weeks ahead of scheduled move-in dates and under budget. The achievement demonstrates Core’s ability to manage large-scale student housing developments through its integrated development, construction, investment, and operating platform.

The new properties are located in major university markets anchored by Power 4 conference schools, reflecting Core’s strategy of concentrating its portfolio in established Tier 1 markets with strong student housing demand.

The 2026 deliveries include six Hub on Campus communities. Hub Ann Arbor William, serving students at the University of Michigan, includes 202 units and 638 beds. Hub Boulder, located near the University of Colorado Boulder, comprises 96 units and 404 beds. Hub Knoxville Phase II at the University of Tennessee adds 111 units and 331 beds.

At the University of Wisconsin-Madison, Hub Madison Bassett provides 235 units and 910 beds. Hub Raleigh at NC State University represents the largest of the six completed developments, with 665 units and 2,195 beds. Meanwhile, Hub Tallahassee at Florida State University includes 367 units and 1,316 beds.

Together, the six developments provide approximately 5,794 beds, bringing a substantial volume of new purpose-built student accommodation to some of the country’s most prominent university communities.

Completing projects of this size ahead of schedule while remaining under budget underscores the capabilities of Core’s vertically integrated approach. By bringing development, construction, investment management, and property operations together under one platform, the company is positioned to maintain greater control over project execution and the quality of the final communities.

Marc Lifshin, co-founder and CEO of Core Spaces, described the six-project delivery as an important milestone for the company while emphasizing that the firm’s growth strategy extends beyond simply adding new properties.

According to Lifshin, Core is continuing to invest in markets where it sees long-term opportunity while seeking to redefine student living through stronger design, technology, and resident experiences. Core’s development pipeline remains substantial. The company currently has approximately 54,000 student housing beds in development across the United States, positioning it among the larger developers active in the sector.

Several major communities are scheduled for delivery in 2027. These include Hub Ann Arbor State at the University of Michigan, Hub Bloomington Lincoln at Indiana University, Hub Chauncey at Purdue University, Hub Clemson at Clemson University, and Hub Knoxville 18th at the University of Tennessee.

The company is also developing ōLiv Madison Broom near the University of Wisconsin-Madison and ōLiv Tampa near the University of South Florida. These projects will further expand Core’s presence in established university markets and add to its portfolio of purpose-built student housing communities.

Other developments are progressing toward 2028 delivery. Hub Tempe near Arizona State University, ōLiv Columbia near the University of South Carolina, and Hub College Station near Texas A&M are among the projects currently advancing through the development pipeline.

Beyond ground-up development, Core is expanding its acquisition and investment activities. The company recently closed a $300 million four-property portfolio for Core University Living Real Estate Investment Trust, known as CUL REIT. The transaction represents another step in Core’s strategy of deploying capital across high-quality student housing assets in Tier 1 university markets.

The acquisition platform complements Core’s development pipeline by allowing the company to pursue opportunities across both newly constructed and existing student housing communities. This approach gives the firm multiple avenues for portfolio expansion while maintaining its focus on markets supported by major universities and strong student demand.

The latest deliveries also reflect broader trends within the student housing sector, where students increasingly seek accommodation that offers more than basic proximity to campus. Modern purpose-built communities are increasingly incorporating enhanced amenities, technology-enabled services, social spaces, and hospitality-oriented operations designed around the needs of today’s students.
