NRP Group Begins Construction on 150-Unit Affordable Housing Community in Columbus

The NRP Group has broken ground on Stone Ridge at High Street, a new 150-unit affordable housing community in South Columbus, Ohio. The development is being delivered in partnership with the City of Columbus and the Ohio Housing Finance Agency (OHFA) and is designed to expand access to high-quality housing for working professionals and families.

Located at 45 W. Barthman Avenue along South High Street, the $[project value not provided] development will serve households earning up to 60% of the Area Median Income (AMI). The project represents another investment in a part of Columbus that has experienced significant redevelopment and is expected to contribute to the continued revitalization of the South Side.

The NRP Group, a vertically integrated developer, builder and manager of multifamily housing, said the project reflects its long-standing commitment to Columbus. The company has been active in the city for nearly 15 years and is working with public agencies and financial partners to transform a previously vacant property into a new residential community.

“Stone Ridge at High Street is a direct investment in South Columbus and builds on nearly 15 years of work we’ve done in the city,” said Aaron Pechota, Executive Vice President of Development at The NRP Group. He noted that the property had remained vacant for years despite its location near downtown Columbus and several major employment centers.

According to Pechota, the development will turn a distressed and underutilized site into a stable residential community while supporting broader economic and neighborhood revitalization. The project is intended to provide residents with quality affordable homes in an area offering access to employment, transportation, retail and community services.

Family-Focused Residential Development

Stone Ridge at High Street will consist of two five-story residential buildings constructed on approximately 4.5 acres. The community will include a mix of one-, two-, three- and four-bedroom apartments, providing housing options for households of different sizes.

The variety of floor plans is particularly suited to families seeking affordable housing in an area close to downtown. By offering larger apartment layouts alongside one- and two-bedroom units, the development is expected to accommodate a broad range of residents and household needs.

The community will also feature amenities focused on resident wellness, safety and social connection. Planned facilities include a clubhouse and multipurpose community room equipped with a kitchen. These spaces will provide residents with areas for gatherings, community activities and events.

Outdoor amenities will include landscaped courtyards and a playground, creating additional spaces for residents to spend time outdoors and connect with their neighbors.

Strategic Location Near Downtown Columbus

Stone Ridge at High Street is located approximately one mile from downtown Columbus, giving residents convenient access to the city’s employment, entertainment and commercial districts.

The development sits along the South High Street corridor, one of Columbus’ major transportation routes, with public transportation options available nearby. Its location also places residents close to shopping and dining destinations in and around downtown.

Several important employment and institutional centers are located within a short distance of the community. The development is near German Village and the Brewery District, two established areas with growing employment and commercial activity. Nationwide Children’s Hospital and the expanding Southern Gateway district are also only minutes away.

The combination of affordable housing, transportation access and proximity to employment centers is expected to make the development particularly valuable for working households.

Supporting South Columbus Revitalization

The project is also connected to the history and ongoing transformation of the South Side neighborhood. Stone Ridge at High Street is being developed near the historic Hart Road Quarry, which represents one of the last remaining traces of the area’s former limestone and gravel quarry industry.

The former industrial site has since evolved into a birding destination and habitat for waterfowl, reflecting the changing character of the surrounding area. The redevelopment of nearby properties, including the Stone Ridge project, illustrates the broader transition of South Columbus from underutilized industrial land toward new residential and community uses.

Columbus Mayor Andrew J. Ginther emphasized the importance of collaboration between the public and private sectors in delivering affordable housing.

“Public-private partnerships are essential to the success of the Columbus Housing Strategy,” Ginther said. He added that Stone Ridge at High Street demonstrates how city leaders, financial institutions and private developers can work together to create housing opportunities while strengthening neighborhoods that have historically received less investment.

Public-Private Partnership and Financing

The development is supported by a group of public and private partners. The City of Columbus and the Ohio Housing Finance Agency are participating in the project, while Huntington Bank is providing debt and equity financing.

The collaboration reflects the growing importance of partnerships between government agencies, financial institutions and experienced multifamily developers in addressing affordable housing needs.
