INDUS Expands into Houston with Acquisition of 757,000-Square-Foot Logistics Park
INDUS Realty Trust, Inc., a U.S.-based logistics real estate company, has expanded its presence in the Texas industrial property market with the recent acquisition of a 757,000-square-foot Class A logistics park in Houston. The transaction marks INDUS’s entry into one of the country’s largest and most active logistics markets and provides the company with a significant platform for future growth in Texas.
The newly acquired property consists of five modern industrial buildings located in Houston’s North Houston submarket. The logistics park was approximately 99% occupied at the time of acquisition, with a diverse tenant base serving consumers in the local market as well as customers across industrial and manufacturing sectors.
The property’s strategic location is one of its key advantages. It is situated immediately adjacent to major transportation and infrastructure assets, including Interstate 45, Beltway 8, and George Bush Intercontinental Airport. These connections provide tenants with convenient access to major population centers, transportation networks, distribution routes, and business hubs throughout the Houston region.
For INDUS, the acquisition represents an important step in its strategy of expanding its logistics real estate portfolio in high-quality markets with strong long-term demand fundamentals.
Strategic Entry into the Houston Market
The Houston acquisition provides INDUS with an opportunity to establish a significant presence in the market through a large, modern logistics park rather than building its operations from the ground up.
Trey Daniel, INDUS’ market officer for Texas, said the modern buildings and their ability to accommodate a broad range of tenant requirements made the property an attractive addition to the company’s portfolio.
According to Daniel, the park provides a strong entry point into Houston because of its location in the North Houston submarket and its connectivity to important transportation infrastructure. The property also offers flexible suite configurations, with spaces ranging from approximately 8,000 square feet to 245,000 square feet.
This range of suite sizes enables the park to accommodate businesses with different operational requirements. Smaller users can occupy more compact industrial spaces, while larger tenants can utilize significantly larger facilities for warehousing, distribution, manufacturing, and other logistics-related activities.
The combination of modern facilities, high occupancy, flexible configurations, and strong transportation access is expected to support the property’s long-term performance.
Houston Offers Multiple Demand Drivers
Houston has emerged as a major logistics and industrial center because of its large population, extensive transportation infrastructure, manufacturing base, energy industry, and international trade connections.
Michael Gamzon, President and CEO of INDUS, pointed to several factors supporting continued demand for industrial and logistics properties in the Houston market.
The region continues to benefit from favorable demographic trends, including population growth and the expansion of the workforce. These trends can contribute to increased demand for consumer goods, distribution facilities, and industrial services.
Houston is also experiencing increased manufacturing investment across a diverse range of industries. As manufacturers expand production capacity and companies establish or enlarge regional operations, demand for modern industrial space can increase.
Another major demand driver is the Port of Houston. The port serves as a critical gateway for international trade and plays an important role in the movement of goods throughout Texas and the broader U.S. market. Continued activity at the port supports the need for warehouses, distribution centers, and logistics facilities capable of handling the movement of products between manufacturers, suppliers, and end markets.
North Houston Location Provides Connectivity
The logistics park’s location in North Houston further strengthens its appeal. Proximity to Interstate 45 provides direct connections between Houston and major destinations throughout the region, while Beltway 8 provides an important route around the metropolitan area.
The property’s proximity to George Bush Intercontinental Airport adds another transportation advantage. Airport access can be particularly valuable for businesses that require rapid movement of goods, time-sensitive shipments, or connections to national and international markets.
Together, these transportation links provide tenants with multiple options for moving products and materials efficiently.
The park’s high occupancy rate also demonstrates the existing demand for industrial space in the area. With 99% of the property occupied, INDUS is acquiring an established asset with an existing tenant base rather than a speculative development.
INDUS Plans Further Texas Expansion
The acquisition is also aligned with INDUS’s broader objective of increasing its presence in Texas. Following the transaction, the company plans to pursue additional opportunities involving both acquisitions and development projects involving high-quality logistics properties.
Gamzon said the company is excited about entering Houston and intends to scale its Texas footprint through additional investments.
The strategy reflects the company’s focus on markets where long-term demographic, industrial, and logistics trends can support sustained demand for warehouse and distribution facilities.
Houston provides several characteristics that align with this approach, including a large and growing population, a diverse economy, extensive transportation infrastructure, manufacturing activity, and access to one of the nation’s major port complexes.
By establishing an initial portfolio in the market, INDUS can potentially build relationships with local tenants, brokers, developers, and other industry participants while identifying additional opportunities for expansion.
Transaction Arranged by JLL
The transaction was arranged by JLL’s Texas Industrial Capital Markets team. Trent Agnew, Charlie Strauss, and Lance Young represented the team involved in arranging the acquisition.
The completion of the transaction gives INDUS a substantial initial footprint in the Houston logistics market. The 757,000-square-foot portfolio adds significant Class A industrial space to the company’s holdings and provides exposure to a market supported by multiple sources of logistics and industrial demand.
With its high occupancy, flexible building configurations, strategic transportation access, and location within the North Houston submarket, the property provides INDUS with a strong foundation for its Houston operations.
As the company looks ahead, INDUS plans to continue evaluating acquisition and development opportunities across Texas. The Houston transaction demonstrates its commitment to expanding its logistics real estate platform in markets where population growth, manufacturing investment, trade activity, and transportation infrastructure can create long-term opportunities for industrial property owners and tenants.
The acquisition therefore represents more than an expansion of INDUS’s property portfolio; it establishes a strategic foothold in Houston and positions the company to participate in the continued growth of one of the United States’ most important logistics and industrial markets.
