Stonemont Acquires 38-Building High-Quality Industrial Property Portfolio

Stonemont Expands Industrial Footprint with Acquisition of 38-Building Portfolio Worth Approximately $1 Billion

Stonemont, an Atlanta-based private real estate investment firm specializing in the development, acquisition, and management of commercial properties in high-growth markets across the United States, has announced the acquisition of a 38-building industrial property portfolio as part of a transaction valued at approximately $1 billion. The acquisition marks one of the company’s most significant investments to date and further strengthens its position in the rapidly expanding industrial real estate sector.

The transaction was completed through Stonemont’s industrial investment platform in partnership with its long-term capital partner, PCCP, reinforcing the firms’ ongoing collaboration in identifying and investing in high-quality industrial assets across strategically important U.S. markets.

The newly acquired portfolio comprises 5.9 million square feet of industrial space distributed across several of the nation’s fastest-growing metropolitan regions, including Austin, Texas; Central Florida; Charlotte, North Carolina; Dallas, Texas; and Phoenix, Arizona. These markets continue to experience strong economic expansion, population growth, and rising demand for industrial and logistics facilities, making them attractive locations for long-term real estate investment.

At the time of acquisition, the portfolio was approximately 95 percent leased, providing Stonemont with a stable stream of rental income while offering opportunities to further enhance asset performance through active management and strategic capital improvements.

The acquisition complements Stonemont’s existing industrial real estate portfolio and aligns with the company’s broader growth strategy. In addition to its current holdings, Stonemont maintains an active development pipeline consisting of more than 15 million square feet of industrial projects spread across over 1,150 acres. By combining acquisitions with new developments, the company continues expanding its presence in markets where industrial demand is supported by favorable demographic and economic trends.

According to company leadership, the latest acquisition reflects confidence in the long-term outlook for the industrial real estate market, which has remained one of the strongest-performing sectors of commercial real estate due to sustained demand from logistics operators, manufacturers, distributors, and e-commerce businesses.

Zack Markwell, Chief Executive Officer and Managing Principal of Stonemont, described the acquisition as a logical extension of the firm’s long-term investment strategy. He explained that the transaction reflects the company’s conviction in the enduring strength of industrial real estate fundamentals and positions Stonemont to continue creating value for investors through disciplined acquisitions and operational expertise.

Markwell noted that the firm’s vertically integrated operating model provides a competitive advantage in managing industrial properties throughout every stage of their lifecycle. With expertise spanning acquisitions, development, leasing, asset management, and property operations, Stonemont believes it is well positioned to improve the performance of the newly acquired assets while maximizing long-term returns.

He also highlighted the importance of the firm’s partnership with PCCP, emphasizing that the collaboration played a key role in completing the acquisition. Markwell expressed confidence that the transaction will generate meaningful value for investors while supporting the firm’s continued expansion across strategically selected industrial markets.

Looking ahead, he indicated that Stonemont intends to remain active in pursuing additional acquisition opportunities while simultaneously advancing its extensive development pipeline, allowing the company to capitalize on evolving market conditions and customer demand.

Bryan Blasingame, President, Chief Investment Officer, and Principal at Stonemont, explained that the company carefully assembled the acquisition by focusing on industrial properties located in markets benefiting from several long-term economic drivers.

According to Blasingame, portfolio selection emphasized locations positioned at the intersection of population growth, cross-border trade, and strong tenant demand. These factors continue to shape industrial real estate performance as businesses increasingly seek strategically located distribution centers and manufacturing facilities capable of supporting expanding supply chains.

The portfolio includes a combination of bulk industrial facilities and light industrial properties, providing diversification across multiple property types that serve a broad range of tenants and industries. Bulk industrial buildings generally accommodate large-scale warehousing and logistics operations, while light industrial facilities support manufacturing, assembly, research, and distribution activities.

Blasingame noted that the properties benefit from a well-established tenant base consisting of long-term occupants, creating stable occupancy levels and consistent rental income. He added that the company sees significant potential to further enhance the value of the assets through proactive management and strategic investment.

The industrial real estate sector has experienced sustained growth over the past several years, supported by structural shifts in global supply chains, increased domestic manufacturing activity, continued expansion of e-commerce, and rising consumer demand for faster product delivery. These trends have encouraged businesses to invest in modern distribution networks, fueling demand for well-located industrial properties across key logistics markets.

Cities such as Austin, Dallas, Phoenix, Charlotte, and Central Florida have emerged as leading destinations for industrial investment due to their expanding populations, strong employment growth, favorable business climates, and access to major transportation infrastructure. Their strategic locations enable efficient movement of goods throughout regional and national markets while supporting a diverse range of industries.

By expanding its presence in these high-growth regions, Stonemont aims to strengthen its industrial platform while positioning itself to benefit from continued market expansion over the coming years.

The approximately $1 billion transaction was financed through debt provided by JPMorgan and Wells Fargo, two of the nation’s leading financial institutions. Financing support from these lenders reflects confidence in both the quality of the acquired assets and Stonemont’s long-term investment strategy.

The debt financing process was advised by Eastdil Secured, a global real estate investment banking firm recognized for its expertise in commercial real estate capital markets and advisory services. Eastdil Secured assisted in structuring and executing the financing arrangements that supported the acquisition.

With the successful completion of this major portfolio acquisition, Stonemont continues to reinforce its reputation as an active investor and developer in the industrial real estate market. Supported by a substantial development pipeline, experienced management team, strong financial partnerships, and a focus on high-growth markets, the company is positioned to continue expanding its industrial footprint while pursuing opportunities that generate long-term value for investors.

As industrial real estate demand remains resilient across the United States, the acquisition represents another important milestone in Stonemont’s strategy of building a diversified portfolio of high-quality assets capable of supporting evolving logistics, manufacturing, and distribution needs well into the future.
