Thompson Thrift, in partnership with Forest Creek Ventures, recently hosted an open house event for Southbridge Marketplace, a major new community retail center under development in Maricopa, Arizona. The event marked another milestone for the expanding retail project, which is expected to play an important role in supporting the city’s rapid residential growth and increasing demand for shopping and dining options.

The development is being built in multiple phases, with the first phase already open and anchored by home improvement retailer Lowe’s. Construction is now underway on the second phase of the project, which will be anchored by grocery chain Aldi and is expected to open later this year.

The open house provided community members, business leaders and prospective tenants with an opportunity to learn more about the project and its long-term vision. Attendees were given a behind-the-scenes look at the development through guided hard hat tours and presentations from members of the project team.

According to Thompson Thrift executives, the retail center has been strategically designed to meet the evolving needs of one of Arizona’s fastest-growing communities. Maricopa has experienced significant population growth in recent years as new residential developments continue expanding throughout the region.

Located at the southeast corner of John Wayne Parkway and Maricopa-Casa Grande Highway, Southbridge Marketplace occupies a highly visible site within Maricopa’s primary retail corridor. The location benefits from strong traffic exposure, with more than 46,000 vehicles traveling through the area each day.

Developers believe the site’s accessibility and surrounding residential growth will make the center a key commercial destination for both residents and visitors. The project is designed to provide a combination of national retailers, dining options and service-oriented businesses intended to support daily community needs.

Several well-known brands have already committed to the project through signed lease agreements. Aldi will serve as the grocery anchor for the second phase, bringing one of the nation’s fastest-growing discount grocery chains to the development. Other confirmed tenants include Panera Bread, European Wax Center, Club Pilates, Tropical Smoothie Cafe, She Nails and Einstein Bros Bagels.

The tenant mix reflects Thompson Thrift’s strategy of creating a balanced retail environment that combines grocery, dining, wellness and lifestyle services in a convenient community-focused setting. The addition of these businesses is expected to increase retail access for local residents while also creating new employment opportunities in the area.

In addition to the committed tenants, leasing opportunities remain available for future retailers and businesses seeking to enter the Maricopa market. Available retail spaces range from approximately 1,200 square feet to 7,500 square feet, offering flexibility for a variety of tenant types and business models.

The project also includes a 3,000-square-foot hard-corner pad site that is already prepared for drive-thru development. This parcel is available for either ground lease or sale, providing opportunities for additional restaurant or service-oriented businesses.

Southbridge Marketplace is being developed at a time when Maricopa continues to experience substantial housing expansion. Approximately 600 apartment units are currently under construction directly east of the shopping center, adding a significant residential population within walking distance of the retail destination.

Guided hard hat tours allowed attendees to explore portions of the development under construction and gain insight into the scale and layout of the completed retail center. The event also included entertainment and promotional activities designed to encourage community participation.

As part of the event, attendees were entered into a raffle for a VIP Arizona Diamondbacks package, which included premium seating for two people and complimentary food and beverages for an upcoming game against the New York Mets.
