INDUS Realty Trust has announced plans for the development of INDUS Commerce Center @ 840, a major new logistics and industrial park that will bring approximately 2.15 million square feet of modern warehouse and distribution space to the rapidly expanding Nashville, Tennessee market. The large-scale project, also referred to as ICC@840, marks another strategic expansion for the U.S.-based logistics real estate company as demand for industrial and distribution facilities continues to rise across the Southeast.

The development site is located in Lebanon, Tennessee, immediately adjacent to Interstate 840 within one of the fastest-growing industrial submarkets in the greater Nashville region. INDUS recently finalized the acquisition of approximately 189 acres that will accommodate the master-planned logistics park. Company leadership believes the site’s strategic location and transportation connectivity make it highly attractive for logistics operators, manufacturers, distributors, and e-commerce businesses seeking efficient access to regional and national markets.

According to the company, the new industrial park has been designed with flexibility in mind, allowing it to support a wide range of tenant requirements. The current master plan includes four industrial buildings that can accommodate users requiring spaces ranging from approximately 250,000 square feet to as much as 1 million square feet. This flexibility is expected to help attract both large-scale national occupiers and regional operators looking for modern industrial facilities in the Nashville market.

INDUS stated that the project will primarily be developed on a speculative basis, meaning buildings will be constructed before tenant commitments are finalized. However, the company also intends to pursue build-to-suit opportunities for tenants with specialized operational or facility requirements. The hybrid strategy allows INDUS to respond quickly to growing market demand while also remaining flexible enough to accommodate customized industrial projects for large users.

One of the project’s major advantages is that the site is already substantially prepared for vertical construction. INDUS noted that the entire development is fully pad-ready, with mass grading activities largely completed. This preparation significantly accelerates the construction timeline and positions the company to respond rapidly to tenant interest and leasing opportunities as demand continues to strengthen within the region.

As part of the initial development phase, INDUS has already begun vertical construction on the first building within the logistics park. The inaugural facility will consist of a 507,000-square-foot speculative cross-dock warehouse designed to meet the operational needs of modern logistics and distribution tenants. Cross-dock facilities are increasingly sought after in today’s supply chain environment because they allow goods to move efficiently between inbound and outbound transportation with minimal storage time.

The first building at ICC@840 will incorporate several high-performance industrial features commonly required by major logistics operators. Plans include 40-foot clear heights, which provide greater vertical storage capacity and operational flexibility for warehouse users. The building will also feature 60-foot speed bays designed to support efficient truck circulation and loading operations. Additional elements include extensive trailer storage areas, ample employee and visitor parking, ESFR sprinkler systems for fire protection, and energy-efficient LED lighting throughout the facility.

Transportation accessibility is considered one of the most important competitive advantages of the project. ICC@840 will offer direct access from McCrary Road and will connect quickly to Interstate 840 through the Couchville Pike interchange. Company officials highlighted that trucks will be able to reach I-840 with only one turn and without encountering traffic signals, a feature expected to improve transportation efficiency and reduce delivery times for future tenants.

Beyond the industrial facilities themselves, INDUS also plans to invest heavily in surrounding infrastructure improvements as part of the overall development effort. Planned offsite road upgrades include widening and straightening McCrary Road to improve traffic flow and vehicle safety. The company also intends to raise the Couchville Pike and McCrary Road intersection while upgrading the bridge located at the southern portion of the project site. These infrastructure improvements are expected to enhance transportation access not only for future tenants but also for the surrounding community.

Matt D’Andrea, INDUS’ market officer for Nashville, stated that the company is excited to strengthen its presence in one of the nation’s fastest-growing industrial markets. He explained that the flexible design of ICC@840 allows the company to serve a broad spectrum of industrial tenants with varying space requirements, from mid-sized users to major national occupiers needing large-scale logistics facilities.

D’Andrea also noted that construction on the first building is already underway and that initial tenant interest has been encouraging. According to the company, the combination of location, transportation connectivity, modern building specifications, and available scalability has generated early attention from potential occupiers evaluating expansion opportunities in the Nashville region.

INDUS plans to continue self-developing the remaining portions of the logistics park over time. The company intends to pursue both speculative development and build-to-suit projects depending on market conditions and tenant demand. Leadership believes Nashville’s sustained population growth, economic expansion, and increasing role as a regional logistics hub will continue to support strong industrial real estate fundamentals for years to come.
