NCC to Build New Residential Care Facility in Svalöv

NCC has announced a new collaboration with Svalövs Samhällslokaler to construct Lantlyckan, a state-of-the-art residential care facility in Svalöv, Sweden. The project, valued at approximately SEK 200 million, is being executed as a turnkey contract in partnering form, combining NCC’s construction expertise with Svalövs Samhällslokaler’s vision for modern elderly care housing.

The Lantlyckan facility is set to provide 56 modern apartments designed to meet the unique needs of residents requiring specialized housing. The development is a key component of Svalöv Municipality’s long-term strategy to address the evolving demands of elderly care while offering functional, comfortable, and safe living environments. According to Stefan Pettersson, Chairman of Svalövs Samhällslokaler, “Lantlyckan represents an important part of Svalöv Municipality’s initiative to meet the elderly care needs of tomorrow and create modern, functional living environments for our elderly. We are eager to move forward to the construction phase alongside NCC, which has extensive experience in similar projects.”

Beyond individual apartments, the facility will incorporate staff areas, offices, and a restaurant with a fully equipped catering kitchen, ensuring that all operational needs are met efficiently. The design prioritizes resident well-being, security, and accessibility, while also focusing on creating a productive and pleasant environment for staff. Two expansive and carefully landscaped courtyards will serve as outdoor spaces for recreation, socializing, and relaxation, allowing residents to enjoy fresh air and greenery in a secure and welcoming setting.

“NCC has long-standing experience in constructing residential care facilities, and we are looking forward to working with Svalövs Samhällslokaler to bring the Lantlyckan facility to life,” said Christian Heiman, Production Manager at NCC. “Our partnership approach ensures an open and transparent work process, in which both parties contribute expertise and experience. This collaborative model helps to optimize planning, construction, and operational outcomes.”

The project is being carried out under a turnkey partnering contract, which involves close cooperation between NCC and the client from the earliest planning stages. During the initial phase, NCC worked hand-in-hand with Svalövs Samhällslokaler to investigate, plan, and design the facility, ensuring that the building meets all functional and regulatory requirements while aligning with the municipality’s long-term goals for elderly care.

Lantlyckan is designed to provide high-quality, safe, and modern accommodations for residents, with every detail tailored to meet the practical and emotional needs of its inhabitants. The facility’s layout, circulation, and communal spaces are thoughtfully designed to promote mobility, independence, and social engagement. Additionally, the integration of green outdoor spaces in the form of courtyards and landscaped gardens will foster a sense of community and offer spaces for leisure, activities, and connection with nature.

For staff, the facility includes ergonomically designed workspaces, offices, and operational support areas that facilitate efficiency and comfort. By combining resident-focused design with functional staff areas, Lantlyckan is expected to set a new standard in modern residential care facilities, balancing quality of life for residents with a practical, well-managed working environment.

Construction of the facility is scheduled to progress throughout 2026 and 2027, with completion targeted for early 2028. NCC’s involvement in the project will be recorded as part of the company’s orders within its Building Sweden business area for the first quarter of 2026, reflecting the project’s strategic significance and substantial value within the national construction portfolio.

Lantlyckan will serve as a model for future residential care facilities, showcasing how thoughtful design, collaboration, and advanced construction techniques can create environments that are both functional and nurturing. The project reinforces Svalöv Municipality’s commitment to investing in the future of its elderly population while strengthening NCC’s role as a leading partner in public-sector construction projects across Sweden.

With a strong emphasis on partnership, transparency, and shared expertise, the collaboration between NCC and Svalövs Samhällslokaler demonstrates the benefits of combining municipal vision with construction excellence. The partnering model allows both parties to continuously contribute ideas, solve challenges proactively, and ensure the highest quality outcomes for residents, staff, and the broader community.

NCC has a long history of constructing residential care facilities, making it well-positioned to deliver a project that meets the specific needs of elderly residents while achieving municipal goals for functionality, sustainability, and safety. By leveraging decades of experience, NCC ensures that every phase—from planning and design to construction and handover—is executed efficiently, on schedule, and with attention to the highest quality standards.

Ultimately, Lantlyckan is more than a building; it is a comprehensive, modern solution for elderly care, reflecting a commitment to community, quality of life, and innovative construction practices. When completed, the facility will not only provide essential housing and services but will also serve as a model for future residential care projects across Sweden.
