NCC to Modernize and Redevelop Skovvejen Residential Area in Kolding

The Skovvejen residential area in Kolding, Denmark, is set to undergo an extensive modernization and redevelopment program led by NCC, one of the leading construction and development companies in the Nordics. The project aims to transform the aging housing complex into a vibrant, secure, and socially engaging community for residents of all ages.

Originally constructed in the 1970s and 1980s, the Skovvejen area comprises 12 apartment blocks that have served generations of residents. However, after decades of use, the buildings now require significant upgrades to meet modern living standards and sustainability requirements. The redevelopment is designed not only to enhance the physical environment but also to strengthen the sense of community by promoting safety, accessibility, and shared social spaces.

Comprehensive Redevelopment and Refurbishment

Under the contract, NCC will carry out a combination of demolition, redevelopment, and refurbishment across the site. When completed, the residential area will feature 318 modern homes, thoughtfully designed to cater to different demographic groups:

84 apartments for young adults, providing affordable and flexible housing options;192 family apartments, upgraded for energy efficiency and comfort; and42 newly constructed senior apartments, offering accessibility and modern amenities for older residents.

The refurbishment works will include the installation of elevators in 12 stairwells, improving accessibility for residents across all age groups. NCC will also replace all windows, upgrade insulation, and construct new car parks and landscaped outdoor spaces to create a more welcoming and sustainable living environment.

The demolition phase will involve the removal of approximately 14,000 square meters of existing structures, including complete stairwells, floors, and some entire buildings. This approach allows for a phased redevelopment process that minimizes disruption to surrounding areas while enabling modern construction techniques to be applied efficiently.

According to Catarina Molén-Runnäs, Head of NCC Building Nordics, the project aligns perfectly with NCC’s core strengths in large-scale housing redevelopment:

This is an ideal assignment for NCC. We have extensive experience in refurbishing and redeveloping large housing stocks and in identifying efficient methods to carry out this kind of work. We have also proposed several optimizations for the project, all of which have been very positively received by our customer.”

Timeline and Investment

The demolition work is expected to commence in early 2026, marking the start of a three-year redevelopment process. The project is scheduled for completion by early 2029, when the fully modernized Skovvejen neighborhood will be ready to welcome its residents into a revitalized environment.

The order value, amounting to approximately SEK 520 million, will be recorded in NCC’s Building Nordics business area during the third quarter of 2025.
