YIT to Construct New Apartment Building for TA-Asumisoikes Oy in Tourula, Jyväskylä

YIT has entered into an agreement with TA-Asumisoikeus Oy to construct Jyväskylän Hahlo 3 and 7, a new housing development in the historic Tourula district of Jyväskylä. The project will be situated near the site of a former rifle factory, blending modern urban living with the area’s cultural heritage. Construction is scheduled to begin in December 2024, with completion anticipated in early 2026. The contract, valued at over EUR 11 million, will be recorded in YIT’s Q4 2024 order book.

Project Overview

The development will span approximately 3,500 square meters of floor space and include 47 apartments across two residential buildings. These consist of a two-story semi-detached house and an apartment building with four- and five-story sections connected by a two-story structure. Additionally, the project will feature a dedicated parking facility.

Location and Urban Living

The Tourula district is undergoing significant transformation, and this development exemplifies innovative urban living. Markku Vartiainen, Regional Director of TA-Asumisoikeus Oy, highlighted the benefits of right-of-occupancy housing:

“This interesting project is an excellent example of a new type of urban living. Right-of-occupancy housing provides flexible and secure accommodation, allowing room for dreams and stability for the future. The location is fantastic—close to the city center, amenities, and excellent transport links. Residents can easily manage without a car in Tourula’s Pajala area.”

The development will emphasize sustainability, with car-free zones and eco-friendly features integrated into the design. Pedestrian and cycling routes, along with efficient public transport connections, make car ownership unnecessary.

Sustainable and Community-Focused Design

The project’s design reflects a commitment to environmental sustainability and community well-being. Features include meadow-style landscaping in yard areas to support insect habitats and the planting of trees to attract birds. The shared yard areas will enhance community interaction, while the district’s proximity to Jyväskylä’s city center and Seppälä district ensures convenient access to a variety of services.

The site’s historical significance as a former rifle factory adds to the project’s cultural value. The district is recognized as a nationally significant built environment, with protected structures contributing to its unique character.
