Thompson Thrift Begins Development of 300-Unit Luxury Apartment Community in Chelsea, Alabama
Thompson Thrift, a nationally recognized full-service real estate company and one of the leading multifamily developers in the United States, has announced plans to develop Rivet, a 300-unit Class A apartment community in Chelsea, Alabama. The project will bring a new collection of upscale rental homes and resort-inspired amenities to one of the fastest-growing and most affluent communities in the Birmingham metropolitan area.
Located along the U.S. 280 corridor, Rivet is designed to respond to growing demand for high-quality multifamily housing in Chelsea. The development will occupy nearly 29 acres and is expected to welcome its first residents in late 2027.
Chelsea has emerged as an increasingly attractive destination for residents and businesses because of its combination of employment opportunities, highly regarded schools, established neighborhoods, retail options and access to outdoor recreation. Continued investment throughout the U.S. 280 corridor has further strengthened the area’s appeal, creating favorable conditions for new residential development.
“Chelsea is one of the most attractive growth markets in the area, supported by strong economic fundamentals, continued investment and a highly desirable location,” said Josh Purvis, managing partner for Thompson Thrift Residential. He noted that limited opportunities for new multifamily development in the area make Rivet well positioned to help address the demand for quality apartment homes while providing residents with an enhanced living experience.
Rivet will feature a mix of one-, two- and three-bedroom apartment homes designed to accommodate a range of household needs. Each residence will include contemporary finishes and features intended to combine style, comfort and convenience.
Apartment interiors will include quartz countertops, stainless-steel appliances, tile backsplashes and hardwood-style flooring. Residents will also have access to full-size washers and dryers, smart-home technology and spacious walk-in closets. Select residences will offer additional outdoor living options, including patios, balconies and private yards.
The development’s amenity package will be designed to create a community environment that extends beyond individual apartment homes. Residents will have access to a resort-style heated swimming pool, providing a space for relaxation and recreation. A fully equipped 24-hour fitness center will offer convenient exercise options for residents with varying schedules.
Rivet will also feature a pickleball court, community grilling areas and a fire pit, giving residents additional opportunities to spend time outdoors and connect with neighbors. A social hub equipped with billiards and shuffleboard will provide an indoor gathering space for residents.
Pet owners will have access to a dedicated dog park and pet spa, while professionals working remotely or operating flexible schedules can utilize the community’s business center. The business facilities will include conference rooms and private focus suites designed to support work and virtual meetings.
An Amazon package hub will also be included, offering residents a convenient solution for receiving deliveries.
According to Jesse Houghtalen, senior vice president of development for Thompson Thrift Residential, Chelsea’s quality of life and accessibility make it an attractive location for the project. Rivet is intended to complement the community’s existing environment by combining thoughtfully designed residences with amenities and convenient access to employment, healthcare, education, shopping and entertainment.
The community’s location along the U.S. 280 corridor will provide residents with access to a wide range of destinations. Rivet will be situated near Grandview Medical Center, Meadow Brook Corporate Park, Tattersall Park and The Summit Mall. Residents will also have convenient access to the University of Alabama at Birmingham, Samford University and downtown Birmingham.
The U.S. 280 corridor contains more than 18 million square feet of shopping, dining and entertainment, providing residents with extensive options for recreation and everyday activities. Additional investment planned for the surrounding area is expected to further strengthen the corridor’s long-term growth potential.
Among the planned developments are a new retail center and a nearby technology and life sciences office park. These projects could contribute to continued employment growth and increase demand for housing in the surrounding communities.
Chelsea’s population growth provides another indication of the area’s expanding appeal. Since 2020, the city’s population has increased by approximately 16%, making it one of the fastest-growing communities in the Birmingham metropolitan area.
The broader economic environment also supports the development. Shelby County has maintained the lowest unemployment rate in Alabama, supported by the Birmingham region’s diverse employment base. Healthcare, technology and banking are among the industries contributing to the area’s economic strength and helping drive demand for residential housing.
Rivet is being capitalized with equity from Thompson Thrift 2025 Multifamily Development, LP. The project represents another addition to Thompson Thrift’s growing portfolio of multifamily communities across the country.
The company has been active in real estate development for more than four decades. Over the past 40 years, Thompson Thrift has invested more than $7.3 billion into local communities through its real estate activities.
The company operates as a full-service real estate organization, participating in development, construction, leasing and management. Its multifamily portfolio is focused on delivering high-quality residential communities in markets where population growth, employment expansion and housing demand create opportunities for new development.
With Rivet, Thompson Thrift is bringing that approach to Chelsea at a time when the community is experiencing substantial population and economic momentum. The 300-unit development is expected to provide additional housing options while contributing to the continued evolution of the U.S. 280 corridor.
As construction progresses toward the anticipated late-2027 opening, Rivet is positioned to become a new residential destination for professionals, families and others seeking upscale apartment living in the Birmingham metropolitan area. Its combination of modern residences, extensive amenities and strategic location is intended to meet the needs of today’s renters while complementing Chelsea’s continued growth.
The project ultimately reflects the broader expansion taking place throughout Chelsea and the U.S. 280 corridor. With new housing, retail, employment and technology investments planned or underway, the area is continuing to strengthen its position as a major growth market within the Birmingham region. Rivet will add another important component to that development by delivering 300 new Class A apartment homes designed for the community’s next generation of residents.
