Thompson Thrift Expands to South Carolina with 327-Unit Multifamily Development
Thompson Thrift, a nationally recognized full-service real estate company and one of the leading multifamily developers in the United States, has announced plans to develop The Whitmore at Ingleside, a new 327-unit Class A multifamily community in North Charleston, South Carolina. The project marks Thompson Thrift’s first development in the state and expands the company’s national footprint to 25 states.
The Whitmore at Ingleside will be located within the Ingleside master-planned development, a large-scale community designed to integrate residential, commercial, industrial and recreational uses. The project is expected to strengthen Thompson Thrift’s presence in the Southeast while providing additional high-quality rental housing in the rapidly growing Charleston metropolitan area.
“Expanding into South Carolina and reaching 25 states is an important milestone for Thompson Thrift,” said Josh Purvis, managing partner of Thompson Thrift Residential. “We are excited to enter the Charleston market with The Whitmore at Ingleside, a thoughtfully designed community that will meet the region’s growing demand for high-quality rental housing in a well-connected location.”
The development will be situated on approximately 19 acres near the recently completed Weber Boulevard interchange and Interstate 26. Its strategic location will provide residents with convenient connections to major employment centers, transportation routes and destinations throughout the Charleston region.
The Whitmore at Ingleside will feature a mix of studio, one-, two- and three-bedroom apartment homes. The residences will be housed in three- and four-story buildings designed to provide modern living spaces suited to a wide range of residents.
Construction is expected to begin in September 2026, with the first resident move-ins targeted for November 2027. Once completed, the community will add 327 new rental homes to the North Charleston market and contribute to the region’s expanding residential housing supply.
Apartment interiors will combine contemporary finishes with technology-focused features. Homes will include quartz countertops, stainless-steel appliances, hardwood-style flooring and smart-home technology. Full-size washers and dryers, walk-in closets and additional storage options will provide convenience for residents.
Selected homes will also offer detached garages and private outdoor spaces, including patios, balconies and yards. These features are intended to provide residents with additional flexibility and create a comfortable living environment within the larger master-planned community.
The Whitmore at Ingleside will also offer an extensive collection of amenities designed to support recreation, wellness, social activities and remote work. Planned amenities include a resort-style swimming pool and a 24-hour fitness center, providing residents with options for exercise and relaxation without leaving the community.
Outdoor amenities will include a pickleball court, pocket park, electric firepit gathering areas and grilling stations. Pet-friendly features will include a dedicated pet spa and two dog parks, giving residents additional spaces for their pets.
Indoor community spaces will include a resident social hub with billiards, a coffee bar, focus suites and a conference room. These spaces are designed to accommodate both professional and social activities, reflecting the growing demand for multifamily communities that support residents who work from home or maintain flexible work schedules.
“The Whitmore at Ingleside is positioned to benefit from the Charleston region’s strong connectivity, continued employment and population growth and expanding infrastructure,” said Jesse Houghtalen, senior vice president of development at Thompson Thrift. “Residents will enjoy convenient access to major employers, downtown Charleston and other key destinations, as well as the amenities and recreational opportunities planned within the Ingleside community.”
The project’s location within the approximately 1,500-acre Ingleside master-planned development is expected to provide residents with access to a broad range of future services and amenities. More than 200 acres of green space are planned within Ingleside, complementing the development’s commercial, industrial and residential components.
The Whitmore at Ingleside will also be positioned close to several major regional destinations and employment centers. Residents will have convenient access to downtown Charleston, Charleston International Airport, Palmetto Commerce Park and Joint Base Charleston. Major employers in the area include Boeing and Mercedes-Benz Vans, among other businesses and institutions.
The Charleston region has experienced significant economic and population growth in recent years, supported by investments across aerospace, healthcare, advanced manufacturing, logistics and life sciences. Major corporate and infrastructure investments are expected to continue supporting employment growth and increasing demand for housing.
Recent projects include Roper St. Francis Health’s $1.2 billion, 328-bed hospital campus in North Charleston and Boeing’s $1 billion expansion. Volvo Cars is also expanding its operations in the region, with the project expected to create approximately 1,600 additional jobs. In addition, KEEL is developing a $70 million defense manufacturing facility supporting U.S. Navy submarine programs.
These investments are reinforcing Charleston’s position as a major employment hub in the Southeast and are contributing to sustained demand for residential communities located near major job centers and transportation infrastructure.
The Whitmore at Ingleside name reflects the development’s heritage-inspired character and coastal-neutral design approach. Thompson Thrift intends to create a polished yet welcoming residential environment that complements the broader Ingleside community and the character of the North Charleston area.
The development will be capitalized with equity from Thompson Thrift 2026 Multifamily Development, LP. The project represents another step in the company’s broader expansion strategy and demonstrates its continued focus on developing high-quality multifamily communities in growing U.S. markets.
Over the past four decades, Thompson Thrift has invested more than $7.3 billion in local communities through its real estate activities. The company is involved across multiple stages of the development process, including development, construction, leasing and property management.
With The Whitmore at Ingleside, Thompson Thrift is entering South Carolina for the first time while expanding its operations to 25 states. The 327-unit community is expected to provide new rental housing in one of the Southeast’s growing markets and further strengthen the company’s national multifamily development platform.
