The partnership brings automated tenant protection management directly into Cubby’s ecosystem, allowing storage operators to streamline coverage tracking, improve compliance, and simplify the enrollment process.
Prestige Storage, a top-50 self-storage operator managing 67 facilities across seven states, originally created PPP to address the challenges of managing tenant protection internally. After successfully implementing the solution across its own portfolio, the company expanded the program to support third-party storage operators looking for a more efficient way to manage tenant coverage.
Through the new Cubby integration, operators using the platform can automatically identify tenants who lack required private insurance coverage, communicate with those tenants, and enroll them into a protection plan when necessary — reducing manual administrative work and eliminating the need for spreadsheets or disconnected systems.
The integration uses PPP’s proprietary technology to securely access tenant and coverage information through Cubby’s API. The system continuously reviews tenant records and identifies two key categories: tenants who do not have private insurance coverage documented and tenants whose existing coverage has expired or is nearing expiration.
Once an issue is identified, the system automatically initiates a communication process through Cubby. Tenants receive clear, branded notifications informing them that proof of insurance is either missing or outdated. The communication provides a 30-day window for tenants to upload updated documentation or confirm valid private coverage before automatic enrollment begins.
If a tenant does not submit updated insurance information within the required timeframe, PPP can automatically enroll the tenant into the protection plan. A confirmation notification is then sent through the Cubby API, providing details about the coverage, applicable charges, and instructions for opting out at any time by submitting a valid declarations page from their own insurance provider.
The automated process continues beyond initial enrollment. PPP’s system monitors tenant accounts on an ongoing basis and repeats the workflow whenever coverage documentation expires, helping operators maintain consistent protection standards across their facilities.
Unlike traditional third-party insurance programs adapted for self-storage, PPP was specifically designed for the storage industry. Prestige Storage launched the platform in February 2024 as an internal solution to improve coverage management across its own properties. After proving effective in real-world operations, the company made the technology available to external operators.
Today, PPP supports 109 facilities nationwide and provides protection coverage for approximately 18,000 storage units. The company’s expansion reflects growing demand among operators for technology-driven solutions that reduce operational complexity while improving tenant communication.
