Lewis Apartments Opens Independence Rental Community Near Downtown Sacramento

Lewis Apartments Opens 208 Rental Townhomes in West Sacramento, California

Lewis Apartments has announced the opening of Independence in West Sacramento, a new gated rental-home community featuring 208 townhome-style residences in California. The development will officially open its leasing office and model homes to the public on Saturday, October 24, with daily operating hours from 9 a.m. to 6 p.m.

Located in West Sacramento’s Southport and Bridgeway Island area, Independence offers a residential alternative for renters seeking the space, privacy and convenience of a traditional single-family home without the financial commitments and maintenance responsibilities associated with homeownership.

The community features newly built two- and three-bedroom homes ranging from approximately 1,176 to 1,722 square feet. Each residence includes a private entrance, a direct-access garage accommodating one or two vehicles, and private outdoor living space. These features are designed to provide residents with greater independence while retaining the flexibility of renting.

Expanding Rental Housing Options in West Sacramento

The launch comes as West Sacramento continues to develop as a residential and employment destination across the Sacramento River from downtown Sacramento. Its location provides access to the region’s business districts, government offices, healthcare facilities and entertainment destinations.

Independence is positioned to attract residents who want convenient access to Downtown and Midtown Sacramento while enjoying a quieter residential environment and additional living space. The combination of townhome-style layouts, private garages and outdoor areas distinguishes the community from conventional apartment developments.

Residents will have access to major destinations, including the State Capitol, Golden 1 Center, DOCO, Old Sacramento Waterfront and Sutter Health Park. The development also offers connections to major regional employment and healthcare centres.

Transportation access is another feature of the location. Residents can connect to Interstate 80, Interstate 5 and Highway 50, providing routes throughout the greater Sacramento region. This accessibility is intended to support commuters and households seeking convenient connections to work, shopping, healthcare and recreational activities.

Modern Interiors and Smart-Home Features

The homes at Independence combine contemporary finishes with features designed for everyday convenience. Kitchens include quartz countertops, full-height backsplashes, modern cabinetry and stainless-steel ENERGY STAR appliances. Induction ranges and French-door refrigerators are also included.

Wood-style plank flooring provides a contemporary finish throughout the homes, while walk-in closets offer additional storage space. Each residence includes an in-home washer and dryer, allowing residents to manage laundry without using shared facilities.

Smart-home technology is another component of the development, supporting a modern residential experience. The homes are designed to combine practical layouts with updated finishes and household features suited to a range of lifestyles.

Garages include electric vehicle charging capabilities, providing an option for residents who drive electric vehicles. Select residences also offer additional garage storage, creating more room for household equipment, recreational items and other belongings.

Together, these features aim to provide the functionality of a private home while preserving the convenience associated with professionally managed rental housing.

Community Amenities Support Active Living

Independence offers a range of shared amenities designed to encourage recreation, fitness and social interaction among residents.

The community includes a heated swimming pool and spa with shaded cabanas, providing outdoor leisure opportunities. A 24-hour fitness centre and a specialty fitness studio offer exercise facilities designed to accommodate different schedules and fitness preferences.

Residents will also have access to pickleball courts, outdoor barbecue areas and gathering spaces. A fire table provides an additional setting for residents to spend time outdoors and connect with neighbours.

For households with pets, the development includes a dog park and a dedicated dog spa. A play area provides space for children, while package lockers offer a convenient option for receiving deliveries.

The community also features a Borrow-a-Bike programme, providing residents with another way to enjoy the surrounding area. These amenities are intended to support a lifestyle that combines private residential space with shared recreational and social facilities.

Second Independence Community in Northern California

Independence in West Sacramento represents the second Independence rental-home community developed by Lewis in Northern California. The first, Independence in Dixon, opened in 2025.

According to Lewis Group of Companies, the response to the Dixon development demonstrated demand for rental homes that provide additional space, privacy and residential features without requiring residents to purchase a property.

Randall Lewis of Lewis Group of Companies said the West Sacramento development builds on that experience by offering a more residential living environment while keeping residents close to downtown Sacramento and major employment centres.

The company plans to expand the Independence concept into additional Northern California markets. Future communities are planned in Folsom, Vacaville, Fairfield and Newark, among other locations.

This expansion strategy reflects the company’s intention to extend its townhome-style rental model to more communities where residents may seek alternatives to traditional apartments and homeownership.

Designed for a Diverse Range of Renters

Independence is intended to serve a broad range of households, including downtown professionals, state-government employees, healthcare workers and dual-income families. It may also appeal to people relocating to the Sacramento region and residents who are considering homeownership but prefer the flexibility of renting.

The development provides another option for renters exploring West Sacramento, Downtown and Midtown Sacramento, Natomas, Davis and surrounding communities.

By combining private entrances, garages, outdoor spaces and modern interiors with shared amenities and regional transportation access, the community seeks to address the needs of renters looking for more room and greater independence.

Supporting West Sacramento’s Residential Growth

The opening of Independence adds 208 townhome-style rental homes to the West Sacramento housing market. Its residential design, modern amenities and proximity to major employment and entertainment destinations position the development as an alternative to conventional apartment living.

With further Independence communities planned across Northern California, Lewis is continuing to expand its rental-home portfolio. The West Sacramento development represents another step in that strategy, offering residents the benefits of additional living space and a private-home setting while retaining the flexibility of renting.
