The Vanderslice Group at Compass RE and Conshohocken-based developer The HOW Group have announced the official launch of a new luxury condominium development at the corner of 34th Street and Bay Avenue in Ocean City, New Jersey. The project will replace the existing Seaspray complex with a modern three-story residential building above a structured parking level, marking a major redevelopment of one of the city’s primary gateway corridors.

A Hard Hat Launch and demolition kickoff is scheduled for September 28, 2026, at 1:00 p.m. at the project site. The event will mark the formal beginning of demolition and the next phase of redevelopment for the property, which The HOW Group acquired in late 2025.

The Vanderslice Group at Compass RE will serve as the project’s exclusive sales and marketing agency, overseeing the launch and promotion of the new condominium residences.

Demolition Marks Beginning of Redevelopment

The on-site launch event will bring together representatives from The HOW Group, local officials, community leaders, and members of the media. Attendees are expected to include John Pack, vice president of development for The HOW Group, Ocean City Mayor Jay Gillian, and city officials.

The event will feature a walkthrough of the property, along with a series of activities designed to introduce the development to the local community and prospective buyers. Plans include a name and branding reveal, custom-branded hard hats, architectural rendering displays, a media photo wall, and food trucks.

The event will also provide attendees with an opportunity to witness the beginning of demolition of the existing Seaspray complex. The demolition represents the first physical step toward construction of the new residential community.

43 Luxury Condominium Residences

The new development will feature 43 residential condominium units positioned directly across from the bay and surrounding meadows. The location is expected to provide residents with expansive views and convenient access to the coastal environment that defines Ocean City.

The residential collection will include 33 two-bedroom residences, each measuring more than 1,200 square feet, along with 10 three-bedroom residences ranging from approximately 1,700 to 1,900 square feet.

The mix of floor plans is designed to accommodate a range of buyers looking for larger coastal residences. The project’s location, unit sizes, and planned amenity package are intended to position the development as a luxury offering within Ocean City’s residential market.

Parking and Electric Vehicle Infrastructure

The development will include 87 covered off-street parking spaces at ground level, providing dedicated parking for residents and guests.

The parking area will also feature dedicated electric vehicle charging stations, incorporating EV infrastructure into the project’s design. A porte-cochère entrance will provide a defined arrival point for residents and visitors while adding to the property’s upscale residential character.

The combination of covered parking, EV charging, and a dedicated entrance is designed to provide convenience while supporting the development’s contemporary approach to residential living.

Eco-Conscious Design and Green Roof

Sustainability will also play an important role in the project. The development is planned to include Ocean City’s first green roof, introducing an environmentally focused feature to the city’s luxury residential market.

The green roof will complement the project’s broader emphasis on modern, eco-conscious living. The development is being designed to combine contemporary residential architecture with features intended to enhance outdoor living and community amenities.

At the center of the outdoor amenity offering will be a resort-style pool deck. Planned features include cabana seating, pergolas, and outdoor kitchens equipped with built-in grills. These spaces are designed to support outdoor entertaining, social gatherings, and leisure activities.

Additional amenities will include an on-site fitness center and a dedicated dog wash station, providing residents with conveniences designed to support both active lifestyles and pet ownership.
