KB Home Opens Arroyo Community in Manteca’s Griffin Park Master Plan
KB Home, one of the largest homebuilders in the United States, has announced the opening of Arroyo, a new-home community within the Griffin Park master-planned community in Manteca, California. The new neighborhood offers a selection of one- and two-story single-family homes designed to provide modern living options for a range of household needs.
Home prices at Arroyo start in the mid-$500,000s, giving prospective buyers access to new construction in one of Manteca’s growing residential areas. The community is located south of Highway 120 at the corner of Tinnin Road and Hot Springs Drive and is served by the Manteca Unified School District.
The new development expands KB Home’s presence within Griffin Park and provides buyers with additional floor plan choices, including homes offering up to six bedrooms and four-and-a-half bathrooms.
Convenient Manteca Location
Arroyo at Griffin Park is positioned to provide residents with convenient access to several major transportation routes throughout the Central Valley and the wider San Francisco East Bay region.
Residents can reach Highway 99, Highway 120, Interstate 5, and Interstate 580, helping connect the community with employment centers and destinations across the region. The location is particularly suited to buyers seeking access to both Central Valley communities and major employment areas farther west.
The community is also close to a variety of shopping, dining, recreation, and entertainment destinations. Downtown Manteca offers local retail and dining opportunities, while nearby attractions include Great Wolf Lodge Waterpark and The Promenade Shops at Orchard Valley.
The Promenade Shops at Orchard Valley is home to retailers and entertainment destinations including Bass Pro Shops, AMC Showplace 16, Living Spaces, and Kohl’s.
Outdoor recreation is also within reach. Woodward Park features sports courts and fields, walking and jogging paths, and a children’s play area, giving residents opportunities to participate in recreational activities and spend time outdoors.
Planned Community Amenities
As part of the Griffin Park master plan, Arroyo residents will have access to planned community amenities designed to enhance the neighborhood environment.
The development will feature a planned park, children’s playground, and walking paths. These amenities will provide additional outdoor spaces for recreation and community activities while creating connections throughout the neighborhood.
The combination of planned amenities and access to nearby parks and entertainment destinations gives residents a range of options for recreation close to home.
Homes Designed for Modern Living
The residences at Arroyo are designed with contemporary household needs in mind. Floor plans feature modern kitchens that open onto spacious great rooms, creating connected areas for cooking, dining, entertaining, and everyday family activities.
The homes also feature large bedroom suites with walk-in closets, providing additional storage and private living space.
Selected floor plans include first-floor junior suites with kitchenettes, offering flexibility for multigenerational households, guests, or residents seeking a separate living arrangement within the home.
Ample storage is incorporated throughout the homes, supporting the needs of families and homeowners looking for additional space for household belongings.
The one- and two-story designs provide buyers with different layouts and living configurations, while the range of available floor plans allows customers to select a home suited to their lifestyle and household size.
Personalized Homebuying Experience
KB Home also gives buyers the ability to personalize many aspects of their new residence. Homebuyers can select their preferred floor plan and exterior style, as well as choose where their home is located within the community, subject to availability.
Once a floor plan is selected, buyers can further personalize their homes through the KB Home Design Studio. The studio offers a variety of interior design options, allowing homeowners to choose finishes and features that match their personal preferences and budget.
This customization approach is intended to give buyers greater control over the final appearance and functionality of their home. Instead of selecting from a limited set of preconfigured options, buyers can make choices based on the features and design elements that are most important to them.
KB Home Expands Griffin Park Presence
The opening of Arroyo represents KB Home’s third new community within Griffin Park, expanding the number of housing options available within the master plan.
Matt Sauls, president of KB Home’s North Bay and Central Valley divisions, said the company is pleased to bring the new homes to Griffin Park and highlighted the variety of floor plans available through Arroyo.
“With Arroyo, we’re bringing beautiful homes to Griffin Park, a sought-after master plan that features planned on-site amenities and is close to schools and parks,” Sauls said. “With the opening of our third new community in Griffin Park, we are able to provide homebuyers with a larger array of floor plans to fit their lifestyle and budget.”
Sauls also emphasized KB Home’s focus on pricing transparency and customization, saying the company seeks to allow buyers to prioritize the features that matter most to them.
“At KB Home, we focus on creating value through competitive, transparent pricing and giving buyers the ability to personalize their home based on what matters most to them,” Sauls said. “We put them in control, so they’re not paying for features they don’t value or compromising on ones they do.”
Focus on Energy and Water Efficiency
KB Home says its houses are engineered to provide high levels of energy and water efficiency, while also incorporating features intended to support healthier indoor environments.
The homes are designed to achieve ENERGY STAR certification, a standard that KB Home says fewer than 12% of new homes nationwide meet. According to the company, ENERGY STAR-certified homes can provide benefits including improved comfort, indoor well-being, and lower utility costs compared with new homes that do not meet the certification standard.
The efficiency-focused design adds another dimension to the new community, giving buyers the opportunity to purchase newly built homes with features intended to support long-term household performance.
With starting prices in the mid-$500,000s, multiple floor plans, customizable interiors, planned community amenities, and access to major highways and regional destinations, Arroyo adds another residential option to the expanding Griffin Park master plan.
The opening also strengthens KB Home’s presence in Manteca, providing local buyers with additional choices for new single-family homes and expanding the range of residential opportunities available within the master-planned community.
