Vistry Completes First Phase of Spencer’s Park West with Final Affordable Homes Handover
Vistry, one of the UK’s leading providers of mixed-tenure housing, has reached a significant milestone at its Spencer’s Park West development in Hemel Hempstead with the completion of the first phase and handover of the final affordable home to housing association partner Hightown.
The completion marks an important stage in the delivery of the wider Spencer’s Park masterplan, which is planned to provide approximately 600 new homes. Phase one has delivered 97 homes across a range of tenures, including 73 homes for affordable rent and 24 homes available through shared ownership.
The development reflects Vistry’s approach to creating mixed-tenure communities that respond to different housing requirements while supporting long-term sustainable growth in the local area.
97 New Homes Delivered in Phase One
The first phase of Spencer’s Park West includes a combination of affordable and private housing designed to provide a range of options for residents. Of the 97 homes delivered during the phase, 73 have been provided for affordable rent, while 24 have been made available through shared ownership.
The final affordable home has now been handed over to Hightown, completing the affordable housing element of the first phase.
Hightown will manage the affordable homes, providing local residents and families with access to high-quality housing within the new community.
Private sale homes within the development remain ongoing, while the Private Rented Sector (PRS) homes planned for Phase One have now been fully delivered and handed over.
The combination of affordable rent, shared ownership, private sale and PRS homes forms part of the wider strategy to establish a balanced community capable of meeting the needs of residents with different housing circumstances.

The Spencer’s Park development is being designed to provide more than new housing. The wider masterplan includes infrastructure and environmental measures intended to create long-term value for residents and the surrounding community.
One of the key elements is the provision of 16.4 hectares of Suitable Alternative Natural Greenspace, known as SANG, at a nearby site.
The SANG will provide publicly accessible walking and cycling routes while also creating new ecological habitats. The inclusion of natural open space is intended to support biodiversity and provide residents with opportunities to access outdoor areas close to their homes.

Hightown Partnership

Andrew Royall, Executive Director of Development at Hightown Housing Association, said the organization was pleased to complete the handover.
According to Royall, the homes provide local people and families with the opportunity to live in high-quality, energy-efficient properties within the new development.
He also welcomed the continued progress of Spencer’s Park West and said Hightown looks forward to seeing the development take shape and contributing to its long-term impact on the Hemel Hempstead community.
Wider 600-Home Development
The completion of Phase One represents only an early stage of the wider Spencer’s Park masterplan. With approximately 600 homes planned across the development, further construction will continue as Vistry progresses the wider scheme.
