
YIT Accelerates Residential Construction Activity in CEE Region
YIT has taken a significant step forward in its growth strategy by launching several self-developed residential apartment projects across Central and Eastern Europe (CEE) during the first quarter of 2026. The move reflects the company’s continued focus on expanding its housing development operations in the region, which has emerged as a key driver of its overall business performance.
These new developments are part of YIT’s broader strategic plan for the 2025–2029 period, during which the Residential CEE segment is targeting ambitious financial and operational goals. The company aims to achieve an annual growth rate of at least 15%, alongside an adjusted operating profit margin of no less than 15%. In addition, YIT is targeting a return on capital employed of at least 25%, underlining its commitment to both profitability and efficient capital utilization.
The company’s leadership has emphasized the importance of the CEE region in shaping its future growth trajectory. According to Justyna Filipczak, Executive Vice President of Residential CEE and a member of YIT’s Leadership Team, the strategic decision to strengthen and expand housing operations in the Baltic and Central and Eastern European markets has already delivered strong results. She noted that the region has become the primary market for YIT’s housing development and construction activities and is expected to play an even larger role in the company’s business going forward.
During the first quarter of 2026, YIT launched multiple residential projects with a combined value exceeding €61 million. These developments span several key cities across the CEE region, each designed to meet local housing demand while incorporating modern design, sustainability, and high-quality living standards.
One of the standout projects is Kattila Kamyk, located in Prague. This standalone residential development comprises 73 apartments situated in the tranquil Prague 12 district. The project offers a diverse mix of apartment sizes, catering to a wide range of residents, from individuals to families. The design emphasizes quality of life, with features such as private terraces on higher floors and a rooftop garden that provides residents with shared green space and scenic views.
In Riga, YIT has initiated two notable developments. The first, Smilgas 1, marks the beginning of a larger four-building residential complex in the Pļavnieki district. This initial phase includes 57 apartments and is designed as an energy-efficient building with an A energy class rating. The project incorporates sustainable solutions aimed at reducing energy consumption and lowering living costs for residents, aligning with growing demand for environmentally responsible housing.
The second project in Riga, Mārpagalmi 5, represents the fourth building in the ongoing Mārpagalmi development. This phase includes 34 apartments and is located in the Āgenskalns area, a district known for its unique blend of urban character and small-town charm. The project places a strong emphasis on community and livability, featuring green courtyards and thoughtfully designed outdoor spaces that create a safe and family-friendly environment while maintaining close proximity to nature.
YIT has also expanded its footprint in Kaunas with the Piliamiestis Nemunėlis project. This development consists of 33 apartments and will complete the eastern section of the popular Piliamiestis residential area. Situated along the banks of the Neris River, the project offers a scenic living environment that combines natural beauty with urban convenience. The completion of this phase further enhances the appeal of the broader area, which has become a sought-after location for modern residential living.
In Vilnius, YIT has launched the second phase of the Naujasis Skansenas VI Stage II project. This development includes three residential buildings with a total of 107 apartments. Located close to the city center, the project offers residents convenient access to urban amenities while maintaining a stylish and cohesive architectural identity. As part of a larger master-planned community, the development reflects YIT’s approach to creating integrated residential environments that balance functionality, aesthetics, and sustainability.
Across all these projects, YIT is placing a strong emphasis on sustainability, energy efficiency, and quality of life.
