YIT Expands Residential Development Portfolio With New Projects Across Central and Eastern Europe
YIT has announced the launch of several new residential apartment development projects across Central and Eastern Europe during the second quarter of 2026, strengthening the company’s position in one of its key growth regions.
The newly launched projects represent a combined investment value of more than EUR 160 million and include 783 apartments across Latvia, Lithuania, Poland, and Czechia. The developments reflect YIT’s continued focus on creating sustainable, well-designed residential communities that respond to changing urban lifestyles and increasing demand for quality housing.
As part of its strategy for the 2025–2029 period, YIT’s Residential CEE segment aims to achieve strong and sustainable growth by targeting an annual growth rate of at least 15%, an adjusted operating profit margin of at least 15%, and a return on capital employed of at least 25%.
The company’s latest project launches demonstrate its ability to identify opportunities in growing urban markets while maintaining a disciplined approach to investment, planning, and execution.
“Our ability to launch several projects across the CEE region demonstrates the strength of our local expertise and operating model. We are well positioned to capture growth opportunities in the region while maintaining a disciplined approach to project selection and execution,” said Justyna Filipczak, Executive Vice President of Residential CEE at YIT.
The new developments span major cities and emerging residential areas, combining modern architecture, convenient locations, green spaces, and community-focused designs.
New Residential Projects Across the CEE Region
In Latvia, YIT launched the fifth building in the Mārpagalmi 4 project in Riga. The development includes 123 apartments and continues the transformation of the Mārpagalmi area. The project combines the urban character of Āgenskalns with a more peaceful residential atmosphere. Designed around green courtyards, the development focuses on creating a comfortable environment for families while maintaining close connections to nature and city amenities.
In Lithuania, YIT introduced multiple residential projects in Vilnius and Kaunas. The Virš Šilų Rytai B & C project in Vilnius adds 96 apartments as the second phase of a three-stage residential development in the growing Viršuliškės district. The location offers residents access to recreational areas, strong transportation links, and nearby shopping and services.
The Piliamiestis West A2 & B2 project in Kaunas includes two residential buildings with 61 apartments. The development continues YIT’s expansion of the Piliamiestis area, located along the Neris River, creating a modern residential environment that combines urban living with natural surroundings.
Another Vilnius development, Sutartinės II, includes 29 apartments and represents the second stage of a larger residential area project near the city’s historic Old Town. Once completed, the three-stage development will create an urban neighborhood featuring a landscaped inner courtyard and distinctive architectural design.
Growth in Poland’s Residential Market
YIT also expanded its presence in Poland with several new projects in Warsaw and Gdansk.
Nordic Bemowo V in Warsaw marks the fifth stage of the popular Nordic Bemowo residential project and includes 98 apartments. The development continues the area’s signature Nordic-inspired architecture, featuring green surroundings and carefully designed outdoor spaces. Its location near a planned metro station is expected to enhance its appeal for residents seeking convenient urban connectivity.
The company also launched Moi!Mysliborska, a new two-stage residential project in northern Warsaw. The first phase includes 145 apartments and reflects YIT’s approach of combining simple, functional Nordic design with modern living standards.
In Gdansk, YIT introduced Mäki Apartamenty, a one-stage project featuring 76 apartments in a terraced housing concept. Located on a green hillside outside the city center, the development is designed to provide a balance between peaceful surroundings and access to urban services.
Expansion Into Czechia
YIT also strengthened its presence in Czechia with the launch of Virta Kladno Saimaa & Vanaja, a two-building residential project with 155 apartments.
Located in Kladno, outside Prague, the project represents YIT’s second residential location in the city. The development is designed for residents seeking modern, comfortable housing with good connections to Prague while offering more accessible pricing compared with central urban areas.
The Virta Kladno project reflects growing demand for well-connected suburban communities that combine affordability, functionality, and quality design.
Supporting Long-Term Residential Growth
Through these new developments, YIT continues to expand its residential footprint across Central and Eastern Europe while responding to evolving housing needs in major urban markets.
The company’s strategy focuses on creating homes that support sustainable communities, improve quality of life, and provide long-term value for residents and investors. By combining local market knowledge with international experience, YIT aims to strengthen its position as a leading residential developer in the region.
The latest project launches highlight the company’s commitment to disciplined growth, innovation, and the development of attractive residential environments across Europe.
