X-Caliber Secures $26.3MM Financing with Inaugural Rural PACE-X Deal

X-Caliber Holdings LLC, a national direct commercial real estate lender specializing in impact lending, has announced the successful closing of a $26.3MM financing deal. This marks the company’s inaugural Rural PACE-X transaction, facilitating the ground-up construction of a Holiday Inn Express in Silverthorne, Colorado.

The 111-room hotel, part of the IHG Hotel & Resorts portfolio, is being developed by REV Development, a team with extensive industry experience.

Financing Details

The funding package includes:

  • $20MM in conventional senior-secured financing provided by an affiliate of X-Caliber Rural Capital, designed to support construction and stabilization over five years.
  • $6.3MM in Commercial Property Assessed Clean Energy (C-PACE) financing through CastleGreen Finance, offering a long-term, prepayable option for energy-efficient upgrades.

This combination of funding blends lower-cost capital, reducing development expenses while promoting energy-efficient construction practices.

Rural PACE-X: A Tailored Financing Solution

Rural PACE-X, X-Caliber’s newest product, combines conventional loans with a C-PACE structure to deliver high-leverage financing for ground-up projects in underserved rural regions. Eric Carlson of X-Caliber originated the loan.

The project, anticipated to open in 2025, is expected to create 36 direct permanent jobs and contribute to the region’s economic growth.
