The River Apartments Opens New Luxury Multifamily Community in Chester, Virginia

Emerson Companies and Philip Roper have officially celebrated the grand opening of The River Apartments, a new luxury multifamily residential community in Chester, Virginia. The newly completed development introduces 201 modern apartment homes designed to meet the growing demand for high-quality housing in one of Central Virginia’s rapidly expanding economic corridors.

A ribbon-cutting ceremony was held on Monday, May 11, bringing together local officials, project partners and community leaders to mark the opening of the new residential complex. Among the attendees were Chesterfield County Administrator Joe Casey and members of the Board of Supervisors, including Jim Ingle of the Bermuda District and Mark Miller of the Midlothian District.

The event highlighted the significance of the project not only as a residential development but also as part of the broader growth taking place throughout Chesterfield County and the Meadowville area. The River Apartments is positioned to serve professionals, families and residents seeking modern living spaces close to major employment centers and recreational destinations.

Representatives from Emerson Companies described the project as a major investment in the future of the region and a reflection of the company’s commitment to delivering thoughtfully designed residential communities.

“The River represents the kind of thoughtful, high-quality investment Emerson Companies is committed to bringing to growing communities across Central Virginia,” said Carrie Coyner. “This project was designed to meet the increasing demand for modern housing while creating a community that residents are genuinely excited to call home. We are incredibly proud to officially welcome residents to The River.”

Located at 1350 Meadowville Technology Parkway, the apartment community sits near the James River and Meadowville Technology Park, an area that has experienced substantial industrial and commercial expansion in recent years. The location provides convenient access to employment hubs while also offering residents proximity to natural landscapes and outdoor recreational opportunities.

The River Apartments includes 201 residential units featuring a mix of one-bedroom, two-bedroom and three-bedroom floor plans. Apartment sizes range from 615 square feet to 1,489 square feet, allowing the development to accommodate a variety of lifestyles and household needs.

The residences were designed with a focus on both comfort and modern functionality. Each apartment home includes energy-efficient stainless-steel appliances, quartz countertops, luxury vinyl plank flooring, oversized closets and full-size washers and dryers. The interiors combine contemporary finishes with practical living spaces intended to support everyday convenience and long-term comfort.

Select units within the community also offer upgraded features such as private patios or balconies, dual vanities, floor-to-ceiling windows and expansive kitchen islands. These design elements are intended to enhance natural lighting, maximize usable space and create a more upscale residential experience for tenants.

Developers emphasized that the project was carefully planned to support both individual living and community interaction. In addition to the apartment homes themselves, The River Apartments includes a broad range of shared amenities designed to encourage relaxation, wellness and social engagement.

Among the development’s lifestyle amenities is a resort-style saltwater swimming pool accompanied by a spacious sundeck area. Residents also have access to a state-of-the-art fitness center equipped for daily workouts and wellness activities. Outdoor grilling stations and landscaped courtyards with fire pits provide additional gathering spaces where residents can socialize and enjoy outdoor living.

The property also features a resident lounge and dedicated conference areas designed to support remote work and collaboration. As hybrid and remote work arrangements continue to shape residential preferences, these spaces have become increasingly important in modern apartment developments.

The River Apartments was designed with sustainability and environmental responsibility as key priorities throughout the planning and construction process. The community is expected to achieve National Green Building Standard (NGBS) Silver certification, recognizing its commitment to energy efficiency and environmentally conscious building practices.

The certification reflects efforts to incorporate sustainable materials, efficient building systems and environmentally responsible construction methods into the project. Developers noted that the focus on sustainability aligns with broader market demand for energy-efficient housing that can reduce environmental impact while also lowering long-term utility costs for residents.

According to project leaders, the opening of The River Apartments comes at a critical time for Chesterfield County, which continues to attract new employers and economic investment. Major corporate expansions and industrial projects throughout the Meadowville corridor have contributed to increased housing demand in the area.

“With continued job growth in Chesterfield County and major investment occurring throughout the Meadowville corridor, there is a tremendous need for quality housing options,” said Philip Roper. “The River was created to help meet that demand while delivering a living experience that reflects the quality and momentum of this area.”

The location of the development offers residents close proximity to several major employers and business centers. Nearby employers include LEGO Manufacturing Virginia, Amazon Fulfillment Services and HCA Virginia Health System, all of which have contributed to the region’s growing workforce population.

In addition to employment access, the community benefits from nearby recreational and cultural destinations. Residents are located just minutes from the James River and outdoor attractions such as Dutch Gap Conservation Area, Henricus Historical Park and Pocahontas State Park. These destinations provide opportunities for hiking, kayaking, biking, wildlife observation and family activities.

Developers believe the combination of modern amenities, convenient location and outdoor accessibility will make The River Apartments a desirable option for residents seeking both urban convenience and natural surroundings.

The project also reflects the collaborative efforts of several design, engineering and construction firms that contributed to bringing the development to completion. The design team included 2PA as architect, Highmark Engineering as civil engineer, Focus Design as interior designer and Cite Design as landscape architect. KBS served as the project’s general contractor, overseeing the construction process from development through final completion.

Construction financing for the multifamily project was provided by Burke & Herbert Bank, which supported the development through the building phase and helped facilitate the successful delivery of the community.

As Chesterfield County continues experiencing population growth and economic expansion, projects like The River Apartments are expected to play an important role in addressing regional housing needs. The development combines luxury apartment living with sustainability, accessibility and lifestyle-focused amenities, reflecting broader trends shaping the modern multifamily housing sector.

With leasing now underway and residents already moving into the community, The River Apartments represents another major addition to Central Virginia’s evolving residential landscape and a significant milestone in the continued growth of the Meadowville corridor.
