The NRP Group Begins Construction on 312-Unit Luxury Apartment Community in Tradition, Florida

The NRP Group Breaks Ground on 312-Unit Luxury Apartment Community in Tradition, Florida

The NRP Group, a vertically integrated developer, builder, and manager of multifamily housing, has announced the groundbreaking of a new 312-unit luxury apartment community within Tradition, a 10,000-acre master-planned community in Port St. Lucie, Florida. The amenity-rich development is designed to provide residents with an elevated living experience while offering convenient access to one of the state’s fastest-growing employment and lifestyle destinations.

The project represents The NRP Group’s second development closing in Florida this year and reinforces the company’s continued expansion across the state. Florida remains a strategic growth market for multifamily housing, supported by population growth, employment opportunities, migration trends, and continued investment in residential and commercial infrastructure.

“This project represents an exciting milestone for our growing presence in Florida and reflects our commitment to creating places where residents can thrive,” said Brett Gelsomino, Senior Vice President of Development at The NRP Group. “From its coastal contemporary architecture to its expansive amenity package and walkable setting within Tradition, every aspect of this development is aimed at creating an elevated living experience for today’s renters.”

Strategic Location in Growing Port St. Lucie Market

The approximately 18-acre development will be located at 13661 SW Village Parkway in western St. Lucie County. Its location provides residents with convenient access to Interstate 95 and Florida’s Turnpike, allowing connections throughout the Treasure Coast and into Palm Beach County.

The community is positioned within a growing area featuring upscale retail, restaurants, single-family neighborhoods, employment centers, educational institutions, and healthcare services. Major nearby employers include Amazon’s regional distribution facility, Costco’s distribution center, and the Cheney Brothers food distribution campus.

The combination of employment opportunities, transportation access, and expanding community infrastructure is expected to support demand for high-quality multifamily housing in the area. The location also places residents close to the broader amenities and services offered throughout the rapidly developing Tradition community.

“When evaluating new development opportunities, we look for locations where strong population growth, employment expansion and community investment are creating lasting demand,” said Ken Outcalt, Principal and President of Development at The NRP Group. “Tradition embodies all of those qualities. We’re excited to bring a highly amenitized, thoughtfully designed community to this thriving market and create housing that matches the caliber of the surrounding neighborhood.”

Coastal Contemporary Design

Designed by Group 4 Architecture, the new apartment community will feature a refined coastal contemporary design intended to complement Florida’s environment and the character of the surrounding Tradition development.

The project will consist of 10 three-story residential buildings offering a mix of one-, two-, and three-bedroom apartment homes. Floor plans will range from approximately 720 to 1,300 square feet, providing options for individuals, couples, families, and other renters seeking modern residential spaces.

Each apartment will feature either a private balcony or a fenced ground-floor yard, creating additional opportunities for outdoor living. Interiors will incorporate modern finishes and design elements inspired by Florida’s tropical landscape, while shared spaces will focus on comfort, functionality, and social interaction.

The overall design is intended to create a balance between private residential spaces and community-oriented amenities, reflecting the growing demand among renters for housing that supports both work and leisure.

Extensive Amenities for Modern Renters

A central feature of the development will be its extensive amenity package, designed around wellness, convenience, recreation, and social connection.

Residents will have access to a state-of-the-art, 24-hour fitness center equipped with both strength-training and cardio equipment. A resort-style swimming pool will provide an additional recreational and relaxation space, while landscaped courtyards and outdoor gathering areas will encourage residents to spend time outside.

The community will also incorporate coworking suites and dedicated work-from-home offices, responding to the continued evolution of flexible and hybrid working arrangements. These spaces will provide residents with alternatives to working exclusively from their individual apartments.

Additional amenities will include a multipurpose resident lounge with a full kitchen, package concierge and storage facilities, and outdoor grilling areas. A walking trail surrounding the community’s on-site lake will provide residents with opportunities for exercise, recreation, and relaxation within the development.

Together, these features are intended to create a comprehensive residential environment where residents can access fitness, work, entertainment, and social spaces without leaving the community.

Continued Investment Across Florida

M&T Bank is supporting the project by providing construction financing. The development adds to The NRP Group’s broader portfolio of multifamily investments across Florida.

The company has recently expanded its presence in multiple Florida markets as population growth and employment opportunities continue to drive demand for multifamily housing. Earlier this year, NRP also broke ground on Alora Lofts, an 88-unit deeply affordable housing community in Kissimmee. The project is designed to provide housing for families earning between 30% and 70% of the Area Median Income in the Orlando metropolitan area.

The company’s Florida portfolio includes a mix of market-rate and affordable housing developments, reflecting its broader approach to addressing diverse residential needs.

Nationwide, The NRP Group has developed more than 68,000 apartment homes and currently manages more than 33,000 residential units across the United States. In Florida, the company has developed more than 6,300 apartment homes and currently owns and manages more than 1,700 units across the state.

The new 312-unit community in Tradition represents another step in NRP’s Florida expansion strategy. By combining contemporary architecture, extensive amenities, convenient transportation access, and proximity to major employment centers, the project is positioned to serve the growing population of Port St. Lucie and the wider Treasure Coast region.

As Florida continues to attract residents and businesses, developments such as this are expected to play an important role in meeting demand for modern, amenity-rich multifamily housing. The NRP Group’s continued investment demonstrates its confidence in the state’s long-term growth and the potential of communities such as Tradition to support sustainable residential development.
