Sydney Metro has officially announced Lendlease, Mirvac, and Coombes Property Group as the development and delivery partners for the landmark Hunter Street metro precinct, marking a significant milestone in the delivery of the Sydney Metro West project. The appointment of these leading property and construction groups underscores the scale, ambition, and long-term importance of the precinct, which is poised to reshape the heart of Sydney’s central business district.

The Hunter Street metro precinct represents one of the most strategically important developments within the Metro West program. At its core will be a high-capacity underground metro station designed to serve as a major interchange, seamlessly connecting some of Sydney’s most prominent commercial and civic destinations. Above the station, two architecturally distinctive commercial office towers will be integrated directly into the transport infrastructure, creating a highly connected, transit-oriented development that blends transport, employment, retail, hospitality, and public space into a single, cohesive urban environment.

Once operational, Hunter Street Station will play a crucial role in linking the western suburbs to the CBD, significantly improving journey times and easing pressure on existing transport networks. The station will connect key locations including Barangaroo, Wynyard, Hunter Street, and Martin Place, providing efficient access to Sydney’s financial and professional services core. During the morning peak, the station is expected to accommodate more than 15,000 passengers per hour at opening, with patronage projected to exceed 30,000 passengers per hour by 2061. These figures position Hunter Street as one of the busiest and most vital stations across the entire Sydney Metro network.

Lendlease will work closely with Sydney Metro to deliver the construction of Hunter Street Station itself, drawing on the company’s extensive experience in complex, inner-city transport and mixed-use developments. The station has been designed to prioritise passenger flow, safety, and accessibility, while also integrating seamlessly with the surrounding built environment. Its location beneath one of Sydney’s most active commercial precincts presents engineering and logistical challenges that will be addressed through innovative construction techniques and close coordination with stakeholders.

Above the station, two premium-grade office towers will anchor the precinct at prominent street intersections. Lendlease will lead the delivery of the western tower, located at the corner of George and Hunter Streets, a site that sits at the crossroads of Sydney’s financial district. Meanwhile, Mirvac and Coombes Property Group will jointly develop the eastern tower at the intersection of O’Connell and Hunter Streets. Both towers are expected to attract high-profile commercial tenants seeking direct metro access and state-of-the-art workplace environments.

The over-station developments will feature activated ground-level retail, dining, and hospitality offerings, designed to enhance street life and support extended hours of activity. Public plazas, laneways, and landscaped spaces will be carefully integrated into the precinct, creating new pedestrian connections and inviting areas for workers, commuters, and visitors to gather. The overall vision is to create a vibrant, people-focused precinct that contributes to the ongoing revitalisation of Sydney’s CBD.

Construction of Hunter Street Station is scheduled to commence in late 2026, following detailed design and preparatory works. The station is expected to open in 2032, coinciding with the launch of Sydney Metro West services. Delivery of the over-station commercial towers will follow shortly thereafter, ensuring the precinct is activated as soon as the transport infrastructure becomes operational.

Commenting on the announcement, Tom Mackellar, CEO of Development at Lendlease, highlighted the company’s strong track record in delivering integrated transport-led developments. He noted that Lendlease’s involvement in major Sydney Metro projects such as Metro Martin Place and Victoria Cross has provided valuable experience in combining large-scale infrastructure with commercial and public spaces. At Hunter Street, he said, the focus will be on creating a seamlessly connected precinct that delivers enduring economic, social, and community benefits for Sydney.

Mirvac’s CEO of Development, Residential & Commercial Mixed Use, Stuart Penklis, emphasised the project’s role in redefining the future workplace. Partnering with Coombes Property Group, Mirvac will deliver a next-generation office tower that is directly connected to the new metro station and designed to meet the evolving needs of modern businesses. The building will target the highest sustainability and wellbeing standards, including Platinum WELL certification, setting a new benchmark for premium, future-focused workplaces in Sydney’s CBD.

Michael Coombes, CEO of Coombes Property Group, described the Hunter Street precinct as a city-defining project that will leave a lasting legacy. Working alongside Mirvac and Grimshaw Architects, the eastern tower will combine sustainability, architectural excellence, and high-quality public spaces. According to Coombes, the development will strengthen Sydney’s commercial core while delivering meaningful public realm improvements that benefit the broader community.
