Skanska Invests €76M in Budapest H2Offices Phase 2

Skanska has announced a significant investment of EUR 76 million, approximately SEK 870 million, in the second phase of H2Offices, a cutting-edge, three-phase office complex located in Budapest, Hungary. The upcoming 8-storey building will feature a gross leasable area of around 22,200 square meters, contributing to the growing vibrancy of Budapest’s Váci Office Corridor—a prime hub for business and commerce.

Strategically positioned, H2Offices boasts an excellent location with seamless access to public transportation, making it a convenient choice for businesses. The complex is just a five-minute drive from Budapest’s city center. Designed with a strong emphasis on environmental consciousness and urban connectivity, the project integrates nature-inspired elements with modern infrastructure. Its innovative landscaping honors the heritage of the site while offering a refreshing environment for tenants and visitors alike.

The second phase of the development will be tailored to deliver sustainable and future-forward office spaces. Aiming to promote responsible resource usage and enhance tenant well-being, the building will incorporate state-of-the-art solutions. It is expected to achieve multiple certifications, underscoring its commitment to sustainability and innovation. These include LEED Core & Shell version 4, WELL Core & Shell, Access4You, WiredScore, SmartScore certifications, as well as the WELL Health & Safety Rating. Construction of the second phase will be undertaken by FITOUT ZRT, a reputable contractor known for its expertise in delivering high-quality projects. Work is scheduled to commence in the fourth quarter of 2024, with completion anticipated by the first quarter of 2027. The development of this phase builds on the success of the first phase of H2Offices, which was completed at the end of 2022.

The first phase, encompassing a gross leasable area of 27,000 square meters, was successfully sold to ERSTE Open-Ended Real Estate Investment Fund in the third quarter of 2023. It has since become home to prominent tenants, including Cofidis, Albemarle, Collonade, MBH Gondoskodás Fund, and Orbico, among others. These early achievements underscore the appeal and viability of H2Offices as a premier destination for businesses seeking modern, sustainable, and well-connected office spaces in Budapest.
