Nikki Beach Resort & Spa Antigua Moves Toward Vertical Construction After Completing Site Works

Nikki Beach Resort & Spa Antigua Advances Toward Vertical Construction Following Major Site Preparation Milestone

Nikki Beach Resort & Spa Antigua, the island’s first luxury branded resort and residences development, has completed major site preparation activities and begun installing pilings, marking an important step toward vertical construction. The development, valued at more than $400 million, is planned along Jolly Beach, the longest of Antigua’s 365 beaches, and is expected to open in 2030.

The milestone represents the transition from initial land preparation and ground improvement toward the final stages of foundation work. With clearing, grading, and other pre-construction activities substantially advanced, the project is progressing toward the construction of a luxury hospitality and residential destination focused on wellness, lifestyle, and high-end Caribbean living.

Developed by Ayre Group and operated by Nikki Beach Hospitality Group, the project aims to introduce a new model of branded residential living combined with resort-style hospitality. The development will bring together private residences, hotel accommodation, wellness facilities, dining venues, and recreational amenities within a beachfront setting.

Major Ground Improvement Works Advance

Ground preparation has been a significant component of the development, with extensive improvement work undertaken to prepare the site for the next phase of construction. According to the project update, more than 4,600 stone columns and 1,200 Controlled Modulus Columns (CMC) have been installed across the site.

The stone-column installation programme is now more than 85% complete, demonstrating substantial progress in preparing the ground for the development’s foundations. These ground improvement techniques are used in construction to enhance soil performance and support the requirements of building foundations, depending on site conditions and engineering design.

The beginning of piling installation signals continued progress through the foundation phase. This work will help establish the structural base required for the resort’s buildings and residential components before construction moves upward.

The project team is continuing to advance the remaining foundation activities ahead of vertical construction. With an anticipated opening in 2030, the development remains focused on delivering a large-scale luxury destination that combines residential ownership with hospitality and wellness services.

Luxury Residences and Hotel Accommodation

Nikki Beach Resort & Spa Antigua will feature 134 branded residences alongside 82 hotel rooms. The residential offering includes seven four-bedroom beachfront villas and 127 residences ranging from one to three bedrooms.

The development is designed to appeal to buyers seeking luxury beachfront property with access to resort amenities and hospitality services. The combination of private residences and hotel accommodation is intended to create an integrated destination where residents and guests can access dining, leisure, fitness, and wellness experiences.

Branded residences are priced from $1.2 million to $5 million, while the beachfront villas are priced from $7.8 million. The project continues to be marketed exclusively by Blueprint Global.

The development also remains eligible under Antigua and Barbuda’s Citizenship by Investment Program, subject to the applicable programme requirements and conditions. This provides an additional consideration for eligible international buyers exploring property investment opportunities in the Caribbean.

Wellness at the Centre of the Development

One of the project’s defining features will be the 11,000-square-foot Nikki Spa + Fitness Centre, planned as a major destination for wellness and recovery. The facility will offer an integrated approach to physical well-being, relaxation, and restorative treatments, reflecting the growing interest in wellness-focused hospitality.

The planned spa will incorporate a range of advanced recovery and longevity services. These include red-light therapy, hyperbaric oxygen treatment, intravenous infusions, cryotherapy, hydrothermal experiences, and a dedicated Longevity Bar.

The facility will also feature indoor and outdoor treatment cabanas designed to connect spa experiences with the island’s natural surroundings. Additional elements are expected to include sensory-deprivation and snow rooms, as well as private plunge pools.

Signature experiences will include the Nikki Signature Massage, Pre-Flight Sleep Ritual, and Jet Lag Recovery Program. These offerings are intended to address different aspects of relaxation, recovery, and travel-related wellness.

The spa’s architecture is being designed by HKS Architects, with interiors by ROAM Interior Design Studio. The design draws inspiration from the patterns of coastal waves, bringing elements of Jolly Beach’s natural character into the treatment spaces and supporting a calm, immersive atmosphere.

Lucia Penrod, co-founder and CEO of Nikki Beach Hospitality Group, described the development as an important milestone for the brand.

“Nikki Beach Resort & Spa Antigua is a watershed moment for our brand,” Penrod said. “It is our first destination to pair branded residences with a wellness-led resort experience, and Antigua’s natural beauty made it the ideal setting to bring that vision to life.”

Extensive Resort Amenities

Beyond its residential and wellness components, the development will include a broad range of facilities designed to support leisure, dining, and family activities.

Plans include five food and beverage outlets, two heated resort swimming pools, and an Aquatic Centre. The Reef, a dedicated club for children and teenagers, will provide additional recreational opportunities for younger guests.

Residence owners will also have access to a private Owners’ Lounge with its own gym, concierge services, and the resort’s principal spa and fitness facilities. Exclusive rental-management opportunities are also planned, offering eligible owners the option to explore participation in a professionally managed rental programme.

Together, these facilities are intended to create a residential community that combines private ownership with the services and experiences associated with a luxury resort.

Supporting Local Businesses and Employment

The construction programme is expected to generate direct and indirect business opportunities across Antigua. Local contractors, suppliers, artisans, and vocational trainees are among those expected to benefit from activities associated with the development.

As construction progresses, demand for materials, specialist services, skilled labour, and supporting operations may provide opportunities for local businesses to participate in the project. The scale and duration of the development also create potential for workforce training and skills development throughout the construction period.

Calvin Ayre, chairman of Ayre Group, highlighted the significance of the latest milestone.

“This is the phase where a project really starts to come to life,” Ayre said. “It is the first of its kind on the island, and this work represents the physical foundation for what will become one of the Caribbean’s leading wellness destinations.”

With major site preparation activities completed and piling installation underway, Nikki Beach Resort & Spa Antigua is moving closer to its next construction phase. The project brings together luxury residences, hotel accommodation, wellness facilities, dining, and recreation within a single beachfront development.

As work continues toward the anticipated 2030 opening, the development is positioned to introduce a distinctive hospitality and residential offering to Antigua while creating opportunities for local businesses and workers. Its progress also reflects the growing role of wellness-focused design and branded residences in the international luxury property and tourism markets.
