Middleburg Communities and Lingerfelt have announced the development of a 390-unit Class A multifamily community in Chesterfield County, Virginia, a rapidly expanding jurisdiction within the Richmond Metropolitan Statistical Area (MSA). The project, named Silas at West Hundred, represents Middleburg’s fifth ground-up residential development in the Richmond region since 2023, underscoring the company’s continued commitment to one of Virginia’s fastest-growing housing markets.
Construction on the development is scheduled to begin in April 2026, with the first residential units expected to be delivered by October 2027. The project’s financing has been secured through M&T Bank, supporting the execution of this large-scale multifamily community designed to meet increasing demand for high-quality rental housing in the area.

The site is located approximately four miles from Meadowville Technology Park, a 1,262-acre employment hub that hosts major corporate tenants including Amazon, Niagara Bottling, and Digital Fortress. This technology and logistics cluster continues to attract new investment and employment opportunities, further strengthening housing demand in surrounding communities.
In addition, the site is adjacent to a major industrial development by The LEGO Group, which is constructing a 1.7 million-square-foot manufacturing facility expected to generate more than 1,700 jobs in the region. The Silas at West Hundred community will consist of 11 three-story, wood-frame residential buildings spread across a 17-acre site. The development will include a range of resort-style amenities designed to enhance resident experience and support modern rental living preferences.
Planned amenities include a standalone clubhouse, resort-style swimming pool, state-of-the-art fitness center, dog park, pet spa, outdoor fireplaces, and grilling stations. These features are intended to foster a strong sense of community while providing residents with high-quality recreational and lifestyle options within the property.
The apartment units themselves will be designed with modern finishes and functional layouts. Interior features will include quartz countertops, stainless steel appliances, wood-inspired plank flooring, private balconies or patios, and in-unit washer and dryer appliances. These design elements reflect current renter expectations for comfort, convenience, and contemporary aesthetics in Class A multifamily housing.
The project’s architectural design was completed prior to closing by Poole + Poole Architecture, ensuring that construction can proceed efficiently and without design-related delays once ground is broken.
