Mendota Invest Secures New Contract with STRABAG for Southern Emonika Development

Mendota Invest, member of the OTP Group and investor behind the Emonika development in Ljubljana, has signed a contract with STRABAG for the execution of the southern section of the project. The southern part of Emonika with a contract value of appr. € 134 million euros will feature a 100-metre-high office tower, a shopping centre, a hotel and four levels of underground parking.

Ljubljana, Slovenia – A significant milestone has been reached in the transformative Emonika urban development project with the signing of a major construction agreement that paves the way for the most architecturally and technically complex phase of the initiative. Scheduled to commence in October 2025, construction of the southern section is expected to be completed in just over two years, marking a pivotal moment in the revitalization of Ljubljana’s city center.

Positioned directly adjacent to Ljubljana’s main railway station, the southern segment of Emonika is poised to become a defining landmark in the Slovenian capital. At its core will stand a striking 100-meter tower rising across 23 floors—destined to become the tallest office building in Slovenia upon completion. This modern skyscraper will serve as a premier business address, offering state-of-the-art facilities and panoramic views of the city.

Integrated seamlessly with the office tower, a vibrant shopping center will span over 22,000 square meters of leasable retail space, housing more than 80 diverse retail units. Designed to cater to both locals and visitors, the commercial hub will enhance the urban experience with a curated mix of shops, dining options, and services.

Perched above the retail levels, a new 200-room hotel will provide upscale accommodation with a distinctive feature: a rooftop terrace offering sweeping vistas of Ljubljana’s historic skyline and surrounding landscapes. This hospitality component is expected to significantly bolster the city’s tourism infrastructure and appeal.

Beneath the entire complex, a four-story underground parking garage will deliver approximately 850 parking spaces, ensuring convenient access for office tenants, retail visitors, and hotel guests alike—further integrating functionality with urban design.

This latest development marks the second major contract awarded to STRABAG within the Emonika project. Earlier this year, the international construction group was appointed as the contractor for the northern section of the development, which is already underway. With the newly signed agreement for the southern section valued at approximately €134 million, STRABAG’s total engagement in the Emonika project now reaches €230 million.

The northern section, currently under construction, comprises three residential buildings featuring 187 modern apartments, an office building, a hotel, complementary commercial spaces, and a 650-space underground parking facility. Together, the northern and southern components form a cohesive, mixed-use urban quarter that embodies sustainable development, architectural innovation, and enhanced quality of life.

The Emonika project represents one of the largest and most ambitious urban regeneration initiatives in Slovenia’s history. By seamlessly blending residential, commercial, hospitality, and public functions, it aims to redefine Ljubljana’s central district as a dynamic, forward-looking, and people-centered urban environment.

With construction of the southern section set to begin in late 2025, the city anticipates not only a new architectural icon but also a catalyst for economic growth, urban connectivity, and international recognition.
