To address Ontario’s housing crisis, Marshall Homes has partnered with local government to secure rapid approval for its new “Time” community of urban townhomes in just five weeks, bypassing the usual 18-24 month timeline for such projects. This fast-tracked approval process is critical, as Ontario faces an urgent need for more affordable housing options.

The “Time” project has expanded from its original plan of 27 homes to 81, a 300% increase that will significantly ease housing demand in Durham Region. By reducing the approval timeline by 93%, Marshall Homes is able to offer townhomes starting in the low $600,000s—well below the local average of $851,733 for similar homes. This accelerated process also translates to $20,000 in savings for homebuyers, thanks to reduced interest and consultation costs, making it one of the most affordable options in the area.

Designed by Hunt Design Associates, the “Time” community features urban bungalows and two-story townhomes with open layouts, stair-free options, and large windows that maximize natural light for enhanced livability. Ranging from 800-1,200 square feet with on-site parking, these homes meet the diverse needs of families in Durham.
The “Time” community sits just north of Kingston Road in Ajax, near the Duffins Trail System, with easy access to the 401, Ajax GO station, local schools, and abundant green spaces. Residents will enjoy proximity to Pickering Golf Club, Ajax waterfront, and the Audley Recreation Centre, among other local amenities.
