Major Housing Investment Brings First New Residential Units to Fort Gordon

Balfour Beatty Communities, a longstanding housing partner to the U.S. Department of Defense, joined leaders from U.S. Army Fort Gordon, military personnel, and their families on May 20 to celebrate a major milestone in the installation’s ongoing housing modernization program. The event marked the completion of the first newly constructed homes at Pine Tree Terrace, a key component of a broader housing investment valued at more than $50 million within the Providence Family Homes community at Fort Gordon.

The ribbon-cutting ceremony symbolized the next phase in a long-term redevelopment initiative aimed at replacing outdated military housing with modern, high-quality residences designed specifically to support the needs of military families. The celebration also welcomed the first families preparing to move into the newly completed neighborhood, transforming the development from a construction project into an active residential community.

Pine Tree Terrace represents a significant investment in the future of military housing at Fort Gordon. The newly developed neighborhood will include a total of 72 multi-story townhome units along with four detached single-story homes. The residences feature three- and four-bedroom floor plans tailored for accompanied junior enlisted personnel, junior non-commissioned officers, and mid-grade non-commissioned officers.

The homes were designed with both comfort and functionality in mind, offering modern layouts, upgraded infrastructure, and energy-efficient systems intended to improve daily living for military families. The development also includes accessible housing units to accommodate residents with varying mobility needs, ensuring the community remains inclusive and supportive for all occupants.

Fort Gordon leadership emphasized the importance of quality housing as a critical factor in military readiness and family well-being.

“This milestone represents a meaningful investment in our service members and their families,” said Colonel Anthony Kazor, Garrison Commander of Fort Gordon. “Quality housing is fundamental to mission readiness—when families have safe and secure homes, our service members can focus on training, operations, and the mission at hand.”

Kazor also acknowledged the extensive collaboration required to bring the project to completion, thanking housing privatization partners, the Department of Public Works team, the U.S. Army Corps of Engineers, and contractors involved in the development effort.

The ribbon-cutting ceremony drew attendance from several high-ranking military officials, government representatives, and housing leaders involved in military infrastructure and installation planning. Among those present were Major General Mark Miles, Deputy Commanding General of the U.S. Army Cyber Center of Excellence and Fort Gordon, and Steve Bickel, Deputy to the Garrison Commander.

Additional attendees included David Dantino, Deputy Assistant Secretary of the Army for Installations, Housing and Partnerships, Patricia Baker, Assistant for Housing and Chief of the Capital Ventures Office within the Office of the Deputy Assistant Secretary of the Army Installations, Housing and Partnerships, and Desmond Herbert, Deputy Assistant Secretary of the Army Installations Housing and Partnerships PH&L.

Representatives from the offices of Senator Raphael Warnock of Georgia and Representative Rick Allen of Georgia’s 12th Congressional District also participated in the event, demonstrating broader governmental support for military housing modernization efforts.

One of the most memorable moments of the ceremony involved recognizing the first family preparing to move into Pine Tree Terrace. The family toured their new residence alongside Army officials and Balfour Beatty Communities representatives, symbolizing the beginning of a new chapter for residents of the neighborhood.

For PFC Chance Maldonado and his family, the experience carried special meaning.

“Moving into a brand-new home is incredibly special for our family, especially as this is our first home together,” Maldonado said. “There’s a real sense of excitement and possibility walking through the doors, knowing we’re building a new chapter here.”

He also highlighted the importance of community among military families, noting that living among others who understand the unique military lifestyle creates valuable support networks that ease transitions and strengthen family resilience.

The Pine Tree Terrace development is part of a much larger long-term housing investment strategy that Balfour Beatty Communities has pursued at Fort Gordon since partnering with the U.S. Army in 2006. Over the past two decades, the company has overseen approximately $134 million in on-base housing improvements across the installation.

These investments have included the construction of more than 760 new homes, substantial renovation projects, and wide-ranging infrastructure upgrades designed to modernize aging housing stock and improve overall living conditions for military residents.

As one of the Department of Defense’s primary privatized military housing partners, Balfour Beatty Communities continues to collaborate closely with Army leadership on future housing initiatives intended to expand and improve the Fort Gordon housing portfolio.
