
Lovett and Crow Holdings Break Ground on Interchange 80
Lovett Industrial, a Houston-based real estate investment firm, in partnership with a real estate fund advised by Crow Holdings Capital, has officially begun construction on Interchange 80, a 14.02-acre urban infill development in Mesquite, Texas.
Located at the northeast corner of US 80 and Interstate 635, Interchange 80 is positioned as a Class A logistics facility. This site is the last available land parcel at this interchange, providing future tenants with prime visibility and branding opportunities. The facility will consist of a 203,169-square-foot rear-load building featuring a 32-foot clear height, a 6-inch reinforced concrete slab, and 40 dock-high doors. Additionally, it will offer a 130-foot truck court and up to 72 trailer parking spaces, depending on tenant needs.

Interchange 80 is expected to be completed by the fourth quarter of 2025, with leasing options available for tenants requiring spaces from 67,723 square feet to 203,169 square feet. This range of leasing options aims to accommodate a variety of businesses, from mid-sized companies to larger enterprises.
Marketing and leasing for Interchange 80 are being exclusively managed by Brett Lewis, Taylor Stell, and Alex Wilson of Lee & Associates. Texas Capital Bank is providing construction financing, with Conlan Construction serving as the General Contractor. LGE Design has been appointed as the lead architect, while Kimley-Horn and Associates is overseeing the project’s civil engineering.

Interchange 80 marks Lovett Industrial’s tenth industrial development within the greater Dallas-Fort Worth area. Other notable projects in the region include 121 Logistics Park, Trinity West Phases I & II, Innovation Ridge Logistics Park, Wylie Business Center, Addison Innovation Center, Lovett 35 Logistics Park, Garland Innovation Center, and Texport Logistics Center. Collectively, these projects contribute over 5.8 million square feet of completed or under-construction industrial space in the Dallas-Fort Worth area.
