Lofts on the Square is a boutique mixed-use building nestled in the heart of Arlington’s walkable downtown. Developed by Lofts on the Square, LLC, the project is the result of the vision and determination of Dr. Barbara DeVivo. Her goal: to seamlessly blend the timeless charm of Arlington’s historic town center with the needs and aspirations of modern, community-oriented living.

“I couldn’t imagine a better time or place to contribute to this vibrant, growing, event-rich downtown,” said Dr. DeVivo. “With the recent additions of Forrest Street Park, The Crossing Amphitheater, and a blossoming collection of walkable local businesses, our town is flourishing in a way that invites thoughtful, integrated development. It’s an incredible honor to be recognized by the public. A Vision Rooted in History and Community

The story behind Lofts on the Square is as compelling as the building itself. Dr. DeVivo, an academic, mother, designer, and visionary, has long admired the unique blend of community spirit and architectural heritage in Arlington. She envisioned a space that would celebrate the town’s storied past while encouraging its ongoing revitalization and growth. “This project was never just about real estate,” she explained. “It was about creating something meaningful for the community—a place that would feel like it’s always been here, but with modern features that serve today’s residents and small businesses.”

From the beginning, Dr. DeVivo saw her project as a collaboration. She assembled a top-tier team to bring her vision to life, including The Renaissance Group—an award-winning architectural firm known for its sensitive yet forward-thinking designs—who handled both architectural design and project management. Moss Carpenter Construction brought that design to reality, expertly navigating the complexities of building on a compact 0.22-acre lot in the heart of a bustling and historically significant area. Owner’s representative Joe Pede also played a crucial role in guiding the process, ensuring the integrity and feasibility of the vision at every step.

“Lofts on the Square could not have happened without the tireless work of this talented, experienced, and passionate team,” said Dr. DeVivo. “But equally important were the people of Arlington. From public officials and zoning committees to neighboring residents and small business owners—this community offered not only support, but heartfelt enthusiasm. That kind of Southern hospitality can’t be fabricated—it’s what makes Arlington truly special.”

The Renaissance Group took inspiration from historic structures in Arlington and throughout Tennessee, incorporating traditional lines and materials while integrating contemporary features to enhance livability and functionality.

The final result is a three-story structure that complements the surrounding buildings while adding fresh energy to Depot Square. The ground floor includes three retail storefronts, one of which is set to become a walk-up ice cream shop—a delightful, family-friendly addition to the town square. These spaces are designed to attract local entrepreneurs and help fuel a vibrant street-level experience that draws residents and visitors alike.

The second floor offers finished office/studio space, perfect for small businesses, creatives, and remote professionals who want to be part of a lively downtown ecosystem. The third level features three luxury residential apartments, each outfitted with spacious floor plans, high-end finishes, and oversized balconies that offer panoramic views of Depot Square. The balconies invite residents to engage with the pulse of the community from the comfort of their own home—an ideal balance between connection and tranquility.

The People’s Choice Award—the only award determined by public vote—is particularly meaningful, representing grassroots support and genuine admiration from the wider Memphis metropolitan area.
