Lendlease Secures $316M for LA’s Habitat Project, Reveals First Look

Renderings showcase a sustainable live-work-thrive campus featuring creative office, residential, and retail spaces, along with an integrated park adjacent to the LA Metro and Expo Bike Path in Culver City’s submarket. Lendlease, a leading real estate and investment management firm, along with joint venture partner Aware Super, one of Australia’s largest superannuation funds, has secured $316 million in construction funding for Habitat in Los Angeles. The new design details reveal a mixed-use project with a six-story, 253,000-square-foot office building, a 12-story, 260-unit multifamily building, and 2,900 square feet of retail and restaurant space, complemented by an integrated acre of open space.

Habitat, located at 3401 S. La Cienega Boulevard, offers immediate access to the LA Metro and Expo Bike Path, placing it in the heart of Los Angeles where Culver City meets a vibrant, walkable community favored by “techtainment” companies. Scheduled for completion in early 2026, this transit-oriented development is designed as a sustainable, community-centered destination within an urban ecosystem.

Lendlease secured funding from Barings and Counterpointe Sustainable Real Estate, utilizing a hybrid financing structure that includes CPACE financing for sustainable initiatives. This is not the first collaboration between Lendlease and Barings, who previously partnered on Claremont Hall, a 41-story condominium tower in New York.

The creative office building, designed by SHoP Architects with interiors by A+I and Steinberg Hart as executive architect, caters to the fast-growing entertainment and media industries. The building’s 50,000-square-foot floor plates, with 14-foot floor-to-floor heights, provide abundant natural light, outdoor terraces, and views of the campus’ parks and plaza. The design emphasizes biophilic elements, such as NanaWalls’ folding glass walls, enhancing the indoor/outdoor connection. Office amenities include a welcoming lobby, fitness center, hospitality-inspired locker rooms with showers, and end-of-trip facilities for cyclists.

“Habitat offers over 253,000 square feet of new commercial space in one of the world’s most sought-after tech and media clusters,” said Ryan Burton, Development Director and Senior Vice President, Lendlease. “With its campus-like design and unparalleled access to transit, Habitat is an innovative model that enhances daily life and provides a seamless integration of residential, professional, and recreational activities.”

The residential building, also scheduled for completion in early 2026, features 260 luxury rental units, including studio, 1-bedroom, and 2-bedroom options. The design emphasizes outdoor access and wellness-inspired amenities, supporting a healthy and sustainable lifestyle for Habitat residents.

Los Angeles-based landscape architecture firm RELM designed Habitat’s network of parks and walking trails, which include both secluded seating areas and communal gathering spots. The integrated acre of open space connects the two terraced buildings with surrounding amenities, promoting a healthy lifestyle with a strong connection to nature.

Habitat is committed to achieving net-zero carbon in construction and operations, featuring a 125kW solar array, 64 electric vehicle parking spots, 222 secured bike parking spaces, natural ventilation, and lower-carbon concrete. Lendlease aims for LEED Gold certification for the residential building and targets making the commercial building the first new creative office in Los Angeles to achieve LEED Platinum.
