Lendlease Marks Topping-Out Milestone for Habitat Project in Los Angeles

Lendlease, a global leader in integrated real estate and investment management, in partnership with Aware Super, one of Australia’s largest superannuation funds, has reached the topping-out milestone for its transformative Habitat mixed-use development. Located at 3401 S. La Cienega Blvd. in Los Angeles, Habitat is set to redefine urban living and working with an innovative blend of office, residential, and retail spaces.

Expected to be completed in early 2026, Habitat will encompass a six-story, 253,000-square-foot creative office building, a 12-story residential tower with 260 luxury rental units, and 2,900 square feet of retail and dining options. At the heart of the development lies an integrated acre of open space featuring parks and walking paths that connect the buildings and create a vibrant, community-focused environment. Situated near the LA Metro and the Expo Bike Path, Habitat offers a prime location in the city’s geographic center, at the intersection of Culver City and Los Angeles.

Innovative Design Meets Sustainability

The creative office building, designed by SHoP Architects with interiors by A+I and Steinberg Hart as executive architect, is tailored to the region’s dynamic entertainment and media industries. Its expansive 50,000-square-foot floor plates, 14-foot floor-to-floor heights, and biophilic design elements provide abundant natural light and seamless indoor-outdoor connectivity. Features such as folding glass walls on terraces and views of landscaped parks promote collaboration and engagement.

Amenities include a welcoming lobby with gathering niches, a fitness center, end-of-trip facilities for cyclists, and hospitality-inspired locker rooms. The building is also designed to achieve LEED Platinum certification, aiming to become the first creative office development in Los Angeles to reach this milestone.

The residential tower, offering studio, one-, and two-bedroom luxury units, emphasizes wellness and sustainability. With ample outdoor access and hospitality-inspired amenities, the building targets LEED Gold certification. Habitat’s commitment to sustainability is evident through features like a 125kW solar array, lower-carbon concrete, 64 dedicated EV parking spots, and 222 secure bike parking spaces. The project is expected to achieve net zero carbon in both construction and operations, aligning with Lendlease’s Mission Zero goal of absolute zero carbon by 2040.
