Halstatt Real Estate Partners, a women-owned private equity firm based in Naples, Florida, has announced the acquisition of The Fountains of Conroe, a 270-unit multifamily community situated in Conroe, Texas. This acquisition was made in partnership with Expedition Capital Advisors (ExCap), a Dallas-based multifamily investment firm renowned for its deep local expertise and operational presence.
Strategic Location and Market Appeal
Conroe, located just north of Houston, offers a compelling investment opportunity due to its proximity to Houston’s thriving energy sector and the Port of Houston. Additionally, the community’s adjacency to The Woodlands, a highly desirable master-planned community, further enhances its appeal. The Fountains of Conroe, built in 2008, benefits from significant barriers to entry for new development, making it a prime candidate for strategic repositioning.
Planned Renovations and Value-Add Strategy
Following the acquisition, Halstatt and ExCap plan to implement a comprehensive value-add strategy aimed at elevating the property to the top of its competitive set. The planned improvements include selective renovations of the property’s units, reconfiguring and modernizing the clubhouse, and completing exterior enhancements such as repainting, roof replacements, and general site upgrades. These upgrades are designed to enhance the property’s competitiveness and capture additional rent growth, all while maintaining rental levels below new Class A properties.
